{"id":138207,"date":"2026-02-19T00:46:09","date_gmt":"2026-02-19T00:46:09","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/138207\/"},"modified":"2026-02-19T00:46:09","modified_gmt":"2026-02-19T00:46:09","slug":"mamdani-is-trying-to-bankrupt-building-owners-like-me-and-socialize-housing","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/138207\/","title":{"rendered":"Mamdani is trying to bankrupt building owners like me and socialize housing"},"content":{"rendered":"<p>For small-property owners in New York City, it\u2019s time to hit the panic button.\u00a0<\/p>\n<p>When Mayor Zohran Mamdani made a <a href=\"https:\/\/nypost.com\/2026\/02\/17\/us-news\/zohran-mamdani-to-unveil-122b-budget-fueled-by-proposed-nyc-property-tax-hike\/\" rel=\"nofollow noopener\" target=\"_blank\">9.5% property-tax hike the centerpiece of the budget<\/a> he rolled out Tuesday, it ushered in a terrifying new housing reality.<\/p>\n<p>A spike of the size he\u2019s proposing would totally crush small-property owners.<\/p>\n<p>Thousands of mom-and-pop, largely immigrant and mostly multigenerational families\u00a0 \u2014 \u00a0owners who\u2019ve  been the backbone of affordable housing for decades \u2014 would be driven into greater distress, foreclosure and bankruptcy.<\/p>\n<p>That may well be his goal.<\/p>\n<p>Mamdani has long signaled his hostility toward private ownership of housing, but with his <a href=\"https:\/\/nypost.com\/2026\/02\/17\/us-news\/mamdani-property-tax-hike-would-lead-to-rent-increases-experts-warn\/\" rel=\"nofollow noopener\" target=\"_blank\">proposed property-tax hike<\/a>, his message is clear: The sooner he rids the city of private residential rental property owners, the better.<\/p>\n<p>Make no mistake, this hike alone would be a major move forward in what seems to be a grand scheme of taking over private rental property and converting it into socialized housing.\u00a0<\/p>\n<p>Doubt it? Recall that that\u2019s precisely what the<a href=\"https:\/\/nypost.com\/2026\/01\/15\/us-news\/mayor-mamdanis-radical-tenant-advocate-cea-weaver-once-admitted-plan-to-tank-free-housing-market-and-achieve-full-social-housing\/\" rel=\"nofollow noopener\" target=\"_blank\"> director of his \u201cOffice to Protect Tenants,\u201d Cea Weaver, once called for.<\/a><\/p>\n<p>She also described homeownership as \u201ca weapon of white supremacy.\u201d<\/p>\n<p>What a laugh, especially considering the vast number of non-white small-property owners.<\/p>\n<p>Weaver has since walked back her statements. But the steps Mamdani is taking sure seem like he embraces them \u2014 and would love for the city to swipe private buildings, even if it means bankrupting owners.\u00a0<\/p>\n<p>Look, Mamdani has never run a business. He knows nothing about the financial struggles and grind of operating housing in a highly regulated environment that South American, Chinese, Greek, Bangladeshi, Caribbean, Eastern European and other multicultural small-property owners deal with every day.<\/p>\n<p>Trouble is, he doesn\u2019t care.\u00a0<\/p>\n<p>While proposing to boost landlord taxes, he\u2019s also <a href=\"https:\/\/nypost.com\/2026\/02\/18\/us-news\/mamdani-poised-to-freeze-the-rent-after-stacking-nyc-board-with-likeminded-lefty-appointees\/\" rel=\"nofollow noopener\" target=\"_blank\">committed to a rent freeze<\/a>.<\/p>\n<p>That\u2019s another move meant to crush small-private property owners, presumably so he can convert their properties into socialized public housing.\u00a0<\/p>\n<p>Indeed, the tax hike and rent freeze are a one-two punch: They\u2019ll burden already cash-strapped small-building owners with a crippling tax hike while simultaneously depriving them of a rent boost to cover the new taxes \u2014 not to mention the increases in other expenses to maintain their buildings.<\/p>\n<p>Capping rental income and raising taxes is an obvious formula for failure. Mamdani knows that.<\/p>\n<p>\t\t\t\t\t\t\tGet opinions and commentary from our columnists\t\t\t\t\t\t<\/p>\n<p class=\"inline-module__cta\">\n\t\t\t\t\t\t\tSubscribe to our daily Post Opinion newsletter!\t\t\t\t\t\t<\/p>\n<p>\t\t\t\t\t\tThanks for signing up!\n\t\t\t\t<\/p>\n<p>He justifies his tax hike as the only \u201ctool\u201d available to balance the city\u2019s budget if Albany won\u2019t OK other tax hikes. But he won\u2019t even consider cutting wasteful spending.<\/p>\n<p>And he\u2019s dead serious about the rent freeze: He just tapped five new Rent Guidelines Board members who\u2019ll guarantee he gets his way.<\/p>\n<p>Controlling the nine-member board all but seals the deal when the RGB meets in June \u2014 and never mind the RGB\u2019s charter, which mandates a process independent of political influence and\u00a0interference.<\/p>\n<p>The board is required to make its decisions based on income and expense data compiled by its research team for the sole purpose of setting rent increases that maintain the health of the city\u2019s rent-stabilized housing.<\/p>\n<p>Its decisions should not be meant to fulfill political objectives.<\/p>\n<p>Mamdani has also vowed to take \u201cunprecedented\u201d steps against supposedly negligent landlords.<\/p>\n<p>And he may also try to revive the Community Opportunity to Purchase Act.<\/p>\n<p>That act \u2014 which thankfully didn\u2019t muster enough votes last fall to survive the previous mayor\u2019s veto \u2014 would give hand-picked purchasers (housing nonprofits, predatory investors) exclusive rights to stall and freeze the sales of small buildings that property owners need to sell quickly, forcing them to sell below market.<\/p>\n<p>Already, there\u2019s talk among Democratic Socialist of America members of the City Council of reintroducing the bill and going scorched earth on small owners.<\/p>\n<p>That would, ironically, clobber the city\u2019s affordable-housing infrastructure \u2014 and the very New Yorkers the mayor claims he\u2019s protecting.<\/p>\n<p>It would also help with his plan to socialize city housing.<\/p>\n<p>Small owners have long been tapped by the city as ATM machines whenever the need arises to balance a budget.<\/p>\n<p>But this time it\u2019s more than balancing the budget; Mamdani is looking to destroy us.<\/p>\n<p>It\u2019s straight from the DSA playbook: Drain our checking accounts, strip us of our life savings and investments, take our property, hand it off to politically connected housing nonprofits and create a landscape of socialist housing.<\/p>\n<p>The mayor seems serious about this.
