Legal Services NYC also owns the top two floors of the property.<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2026\/02\/forge-growth-infrastructure-lease-430-west-broadway\/\" rel=\"nofollow noopener\" target=\"_blank\">AI Platform Forge Growth Infrastructure Inks 7K-SF Deal at 430 West Broadway<\/a><\/p>\n<p>The nonprofit\u2019s new space in the 10-story building was previously occupied by nonprofit <a href=\"https:\/\/commercialobserver.com\/company\/volunteers-of-america\/\" title=\"Volunteers of America\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Volunteers of America<\/a>.<\/p>\n<p>Also known as the Busher Building, 349 East 149th Street is a historic 89,000-square-foot building completed in 1927. The asking rent was not disclosed, but the average maximum asking rent for office space in the Bronx is $90.53 per square foot, <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/www.commercialcafe.com\/office\/us\/ny\/bronx\/#:~:text=The%20minimum%20rental%20rate%20for,is%20$90.53%20per%20square%20foot.&amp;text=You&#039;ll%20find%20a%20home,a%20wide%20range%20of%20options.\">according to Commercial Cafe<\/a>.\u00a0<\/p>\n<p>Cougar II Associates, which acts as a landlord for properties owned or managed by GFP, was represented by Alphie Toro and David Kaye from GFP, while the tenant was represented by <a href=\"https:\/\/commercialobserver.com\/company\/cbre\/\" title=\"CBRE\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">CBRE<\/a>\u2019s Scott Sloves, Christopher Mansfield and Courtney Hughson.
