This time, we\u2019ve got\u00a0a two-bedroom, two-bath at Elm Court, a 1922 garden co-op. There\u2019s ample prewar charm (mahogany inlay and parquet hardwood floors,\u00a0a working fireplace with an impressive mantel), and the place\u00a0is pretty turnkey. The living room is properly large, with what\u2019s basically a separate dining room, and has\u00a0windows that look out onto the co-op\u2019s private garden. The two bedrooms are on opposite ends of the apartment \u2014\u00a0ideal \u2014\u00a0and the rear bedroom is set up with a walk-in closet and dual exposures with oversize casement windows. (There\u2019s a nice wall unit that doubles as a mini-office, too.) Both bathrooms have been renovated with dark herringbone porcelain tiles and a tub in the larger one; the en suite bath comes with a bidet hookup.\u00a0The monthlies are a reasonable $1,100, which covers a storage unit, a live-in super, and new shared laundry in the building. \u201cA MUST HAVE,\u201d per the listing. We, of course, agree. Downside? But hear us out: The living room is generous for a railroad, and that\u2019s on top of the warm exposed-brick wall, a fireplace mantel, and a pair of enormous leaded windows. The floors are great, and the fan is understated. No windows in the kitchen, but there\u2019s a wall of closet-slash-pantry space.\u00a0The bedroom has a pair of south-facing windows with sky views. The bath comes with a glass shower and charming penny floor tiling. It\u2019s a walk-up, and the $715 monthlies get you a modest spread: a bike room and in-building laundry. We\u2019ve had a run of good studios lately, and this one has a living area\u00a0large enough to fit what you\u2019ll need \u2014\u00a0maybe not as staged (there appears to be no bed at the moment) but a decent living-sleeping arrangement at least. Once again, there\u2019s nice separation with a well-size foyer, and three closets means you\u2019ve got a surprisingly generous amount of storage. The dual-exposure kitchen\u2019s primary-color tilework is an obvious keeper, just as we hope a future buyer leaves the bathroom\u00a0tiling as is. The monthlies are $856, which gets you a bike room, shared laundry, a live-in super, and access to the garden plots in the courtyard if you\u2019ve got some windowsill herbs to plant. The living room\u2019s particularly special with a circular window bank \u2014\u00a0a perfect reading spot. Otherwise, the space is pretty much boilerplate pied-\u00e0-terre: The bedroom can fit a king bed (and currently is staged like a hotel room with a sitting area arranged near the oversize window). The kitchen is a sterile-looking galley with a pass-through; the bathroom leans heavy on the marble, but the vanity is nice. It\u2019s a nine-minute walk to Grand Central, which is probably why a few businesses <a href=\"https:\/\/www.nytimes.com\/1986\/03\/28\/business\/about-real-estate-a-hotel-style-midtown-condominium.html\" rel=\"nofollow noopener\" target=\"_blank\">picked up units<\/a> for visiting executives to crash at in the mid-\u201980s. The monthlies aren\u2019t nothing \u2014 $1,991 \u2014 but they cover a 24-hour doorman, a concierge, and a live-in resident manager; a conference room; and access to a roof-deck. There\u2019s also an on-site parking garage, if that\u2019s your jam.
