The Promote <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/www.thepromote.com\/p\/601w-gets-dursty-rbc-s-sf-woes-mount\">reported<\/a> in late September that <a href=\"https:\/\/commercialobserver.com\/company\/601w-companies\/\" title=\"601W Companies\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">601W Companies<\/a> was in contract to buy the building steps from Grand Central Terminal, but the developer is a minority partner in the deal, while David Werner has a majority stake, according to sources.<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2025\/10\/michael-comras-miami-beach-lincoln-road-morgan-stanley-terranova-retail\/\" rel=\"nofollow noopener\" target=\"_blank\">Comras Under Contract to Buy Prime Miami Retail Portfolio From Morgan Stanley<\/a><\/p>\n<p>A partial residential conversion of 205 East 42nd is being considered, sources said.\u00a0<\/p>\n<p>The purchase marks something of a trend for David Werner, who has been <a href=\"https:\/\/commercialobserver.com\/2025\/04\/david-werner-metro-loft-office-resi-conversion-675-third-avenue\/\" rel=\"nofollow noopener\" target=\"_blank\">targeting<\/a> office-to-resi transformations in partnership with MetroLoft Management at neighboring buildings at 675 Third Avenue along with <a href=\"https:\/\/commercialobserver.com\/2024\/10\/metro-loft-david-werner-pfizer-hq\/\" rel=\"nofollow noopener\" target=\"_blank\">235 East 42nd Street<\/a> and <a href=\"https:\/\/commercialobserver.com\/2024\/08\/northwind-group-lends-75m-office-to-resi-conversion-former-pfizer-headquarters-manhattan\/\" rel=\"nofollow noopener\" target=\"_blank\">219 East 42nd Street<\/a>.
