Having crystalized its intentions, data platform Snowflake<\/a> will be floating over to Times Square.<\/p>\n

Snowflake, which helps businesses store, manage and analyze data, has signed a lease for 82,505 square feet of office space at BXP<\/a>\u2019s 7 Times Square, according to a February office report from Colliers<\/a>.<\/p>\n

The deal represents a relocation for the company, which lists<\/a> its current New York City offices at 114 West 41st Street, just one block east of its new location.<\/p>\n

\u201cThis new space will continue to support our go-to-market team and reinforce our focus on execution, stability and continued innovation as we serve customers at scale,\u201d Warrick Taylor, vice president of workplace and real estate at Snowflake, said in a statement to Commercial Observer.<\/p>\n

\u201cManhattan is home to many global enterprises across financial services, media, retail, healthcare and technology,\u201d Taylor added. \u201cIt gives Snowflake access to a strong, well-educated talent pool and allows us to stay close to customers and partners in a key market.\u201d<\/p>\n

The length of the lease and the asking rent were unclear. The average asking rent for office space in Times Square was $76.42 per square foot during the fourth quarter of 2025, according to a report from Newmark<\/a>.<\/p>\n

CBRE<\/a>\u2018s Brad Auerbach brokered the deal for Snowflake, while it was unclear who represented BXP. Auerbach declined to comment, while a spokesperson for BXP did not immediately respond to a request for comment.<\/p>\n

Founded in 2012, Snowflake is headquartered in San Mateo, Calif., and has more than 10 other offices across the U.S. in cities including Denver, Boston and Chicago, according to its website<\/a>.<\/p>\n

The data platform will join several other tenants at its new building along West 41st Street between Broadway and Seventh Avenue, including Japanese trading firm GSI Exim America<\/a>, fashion company KnitWell Group<\/a> and law firm Norris McLaughlin<\/a>.<\/p>\n

Snowflake\u2019s deal at 7 Times Square was also one of the largest leases signed in February, following sports betting platform Fanatics\u2019 expansion<\/a> to 210,000 square feet at 95 Morton Street and law firm Latham & Watkins\u2019 expansion<\/a> to 251,354 square feet at 1285 Avenue of the Americas.<\/p>\n

Manhattan saw 2.23 million square feet of office space leased in February, a 39.5 percent decline from January and a 29.7 percent drop from February 2025, according to Colliers\u2019 report. Meanwhile, the borough\u2019s availability rate for office space grew for the first time in two years<\/a> to 13.6 percent.<\/p>\n
