{"id":155243,"date":"2026-03-06T13:21:09","date_gmt":"2026-03-06T13:21:09","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/155243\/"},"modified":"2026-03-06T13:21:09","modified_gmt":"2026-03-06T13:21:09","slug":"fogo-de-chao-wonder-headed-to-green-acres-in-valley-stream","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/155243\/","title":{"rendered":"Fogo de Ch\u00e3o, Wonder headed to Green Acres in Valley Stream"},"content":{"rendered":"<p>Food-hall inspired chain Wonder will set up shop at Green Acres Mall, while Brazilian steakhouse Fogo de Ch\u00e3o is headed to an adjacent shopping center in Valley Stream.<\/p>\n<p>Those are some of the tenant changes coming as a <a class=\"nd-link\" href=\"https:\/\/www.newsday.com\/business\/green-acres-mall-redevelopment-xus4hebi\" rel=\"nofollow noopener\" target=\"_blank\">redevelopment<\/a>, estimated to cost between $130 million and $150 million, takes shape at the 70-year-old mall.<\/p>\n<p>The latest\u00a0&#8220;additions reflect the continued progress of Green Acres\u2019 redevelopment and our long-term vision of elevating the overall experience for visitors,\u201d Joe Floccari, general manager\u00a0of Green Acres, said in a statement Thursday.\u00a0<\/p>\n<p>The mall&#8217;s revamp, announced in January 2024, is designed to take the property in a more upscale direction with new restaurants and entertainment venues, as well as the addition of a ShopRite supermarket.<\/p>\n<p>The Town of Hempstead Industrial Development Agency\u00a0on Tuesday\u00a0approved a sublease for Fogo de Ch\u00e3o to open an eatery in the mall and a sublease for Wonder to open in an adjacent shopping center, Green Acres Commons.\u00a0<\/p>\n<p>The IDA holds title to the mall and\u00a0shopping center because the properties operate under payment-in-lieu-of-taxes agreements, or PILOTs,\u00a0<a class=\"nd-link\" href=\"https:\/\/www.newsday.com\/business\/green-acres-mall-lawsuit-dismissed-valley-stream-school-district-hfa39oar\" rel=\"nofollow noopener\" target=\"_blank\">the agency initially approved in\u00a02014 and 2015<\/a>, respectively.<\/p>\n<p>The mall\u2019s owner, The Macerich Co., a real estate investment trust based in Santa Monica, California, is, therefore, considered to be leasing the property and must get the IDA\u2019s approval for all tenants\u2019 subleases at Green Acres until\u00a0the tax-break deal ends.<\/p>\n<p>Fogo de Ch\u00e3o will occupy a 7,551-square-foot space in Green Acres Commons\u00a0and employ about 85 people, according to sublease-related <a class=\"nd-link\" href=\"https:\/\/chrome-extension:\/efaidnbmnnnibpcajpcglclefindmkaj\/https:\/tohida.org\/wp-content\/uploads\/2026\/02\/IDA-030326.pdf\" rel=\"nofollow\">documents on the IDA\u2019s website<\/a>. Founded in Brazil in 1979, the Dallas-based chain operates about 100 restaurants in the United States, including two on Long Island \u2014\u00a0in <a class=\"nd-link\" href=\"https:\/\/www.newsday.com\/lifestyle\/restaurants\/fogo-de-chao-carle-place-steakhouse-e35689\" rel=\"nofollow noopener\" target=\"_blank\">Carle Place<\/a> and <a class=\"nd-link\" href=\"https:\/\/www.newsday.com\/lifestyle\/restaurants\/fogo-de-chao-huntington-station-brazilian-steakhouse-c31417\" rel=\"nofollow noopener\" target=\"_blank\">Huntington Station<\/a>.<\/p>\n<p>Wonder will open in a 2,884-square-foot space in the mall and employ 35\u00a0to 39 full-time workers, according to the IDA documents.\u00a0<\/p>\n<p>A Manhattan-based chain, Wonder offers popular menu items from various restaurants under one roof, and most of the items it sells are for delivery.<\/p>\n<p>The fast-growing chain has about 100 locations, <a class=\"nd-link\" href=\"https:\/\/www.newsday.com\/lifestyle\/restaurants\/wonder-long-island-i411v9cw\" rel=\"nofollow noopener\" target=\"_blank\">including 11 on Long Island<\/a>. By the end of this year, Wonder plans to have 200 locations, including one opening in New Hyde Park in June, according to its website.<\/p>\n<p>It is unclear when Fogo de Ch\u00e3o and Wonder will open. Neither\u00a0responded to requests for comment Thursday.<\/p>\n<p>Macerich said it could not immediately say when the eateries will open.\u00a0<\/p>\n<p>Green Acres Mall was built in 1956 and bought by Macerich in 2013. Its largest tenants are Macy\u2019s, Primark, Uniqlo, H&amp;M and Old Navy.<\/p>\n<p>In 2016, Macerich built the adjacent shopping center, whose tenants include BJ\u2019s Restaurant &amp; Brewhouse, Ulta, 24 Hour Fitness, Dick\u2019s Sporting Goods, HomeGoods and Aldi.<\/p>\n<p>In May, demolition work began at the mall, then 2.1 million square feet, and was completed in October as part of a project that will include 370,000 square feet of new development on the northeast side of the property.<\/p>\n<p>In addition to building a new freestanding, full-service ShopRite and creating an open-air shopping streetscape with the former Kohl\u2019s space, the project included the demolition of the vacant Sears and Sears Auto stores.<\/p>\n<p>\u201cThrough thoughtful enhancements and a dynamic mix of retail and dining, we are strengthening Green Acres\u2019 role as a premier shopping destination while deepening the center\u2019s connection to the Valley Stream community,&#8221;\u00a0Floccari said in the statement\u00a0Thursday.\u00a0<\/p>\n<p>New tenants coming to the mall include The Cheesecake Factory, Shake Shack, Paris Baguette, Tony\u2019s Tacos, Panda Express, Dave\u2019s Hot Chicken and Sephora. All of them will have sidewalk entrances and face Sunrise Highway.<\/p>\n<p>Most of the new tenants are expected to open by Black Friday, but\u00a0ShopRite should open by fall 2027, Macerich said.<\/p>\n<p><img alt=\"Tory N.
