Part of living in New York City is thinking about moving out of New York City. Each month, we\u2019ll round up the best listings within commuting (ish) distance, places where entire houses go for the cost of a \u201cjunior one-bedroom\u201d (or less) but you\u2019ll have to fix your own toilet.<\/p>\n

This month, we\u2019ve got a renovated church with a basketball hoop and a Greek Revival\u2013modern hybrid.<\/p>\n

Four-bed, three-and-a-half bath; $3,495,000<\/a><\/p>\n

This 3,280-square-foot house is a new build and rather minimalist without feeling cold \u2014 the cedar exteriors are sparse, but the light and warm wood of the interiors keep things from reading as sterile. There\u2019s a wood-burning stove in a\u00a0living room with floor-to-ceiling windows and meadow views. The kitchen is custom, with built-ins in every direction and a hidden fridge. Each of the four bedrooms can accommodate a king and share uninterrupted views of the land the house sits on. There\u2019s also a heated saltwater pool, a separate pool house, and a dry sauna. The house is priced for luxury clients \u2014\u00a0well, well over the Tivoli median \u2014\u00a0but there are also savings involved: Sauna means no need for a\u00a0Soho House Rhinebeck membership. Plus you can send your kids to the Red Hook school district, which is very good and charges non-residents $21,510 per year. That\u2019s money in the bank!<\/p>\n

If the wrath of the Lord doesn\u2019t scare you, then this church renovation might just be the thing for you. The building dates back to 1883 and remains about as open as it was as a church\u00a0\u2014\u00a0super-high ceilings included. The living room couldn\u2019t be bigger, and the aforementioned ceilings make room for a basketball hoop. The blue-gray floors are lovely and reminiscent of a recent favorite around here \u2014\u00a0Robert Frank\u2019s former studio<\/a> on Bleecker Street. The arched windows retain the original stained glass. The first floor has been built out some to create separation between the kitchen, dining room, and a flex room. The second floor has two additional bedrooms and a bathroom, which the listing describes as a \u201cmassive, moody\u201d scene-stealer.\u00a0(I must agree.) The property also comes with a guesthouse \u2014\u00a0the former rectory \u2014\u00a0which has been reconfigured as a two-bedroom, one-bath ADU-ish bonus. On the expensive side for median sale prices in Saugerties, but it\u2019s also a freshly renovated statement piece.<\/p>\n

This two-story Craftsman was built in 1923 and comes with some fresh renovations \u2014\u00a0new windows and a washer and dryer. The property is situated in a residential area \u2014\u00a0no big lots here \u2014\u00a0but feels like a classic family home, complete with a front porch, wood-burning fireplace, and renovated kitchen that opens up onto a back deck. The dining room is a highlight, with windows on almost every side of the dinner table. The house retains classic charm with its hardwood floors and original trim, and the bathroom has a soaking tub. It\u2019s much cuter than similarly priced, recently sold homes in the area and sits atop a tiny hill that spills into a walkable downtown, which is rare outside of the city.<\/p>\n

A listing for the buyer who wants a little bit of everything. The original structure is a stately white farmhouse, built in the 1740s, that had a Greek Revival center hall added in the 1840s. Then over a century later, in 1982, architect John Messick added a \u201csilo-inspired great room\u201d that features an inglenook white-brick fireplace that apparently weighs more than a ton. The addition opens up the house with huge windows and a windmill-esque ceiling. Meanwhile, the historic part of the house has hand-hewn beams, Dutch doors, and wide-plank floors. There are three en suite bedrooms including a first-floor primary with a fireplace and a dressing room. The property also sits on eight acres and includes an in-ground pool.\u00a0Obviously, one of the more expensive homes in the area, but you won\u2019t find anything else like it.<\/p>\n
