{"id":179662,"date":"2026-03-30T13:56:09","date_gmt":"2026-03-30T13:56:09","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/179662\/"},"modified":"2026-03-30T13:56:09","modified_gmt":"2026-03-30T13:56:09","slug":"juicy-couture-distributor-nyc-alliance-signs-50k-sf-lease-at-1441-broadway-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/179662\/","title":{"rendered":"Juicy Couture Distributor NYC Alliance Signs 50K-SF Lease at 1441 Broadway \u2013 Commercial Observer"},"content":{"rendered":"<p><a href=\"https:\/\/commercialobserver.com\/company\/juicy-couture\/\" title=\"Juicy Couture\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Juicy Couture<\/a>\u2019s distribution company doubled its office footprint in a relocation within Midtown.<\/p>\n<p><a href=\"https:\/\/commercialobserver.com\/company\/nyc-alliance\/\" title=\"NYC Alliance\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">NYC Alliance<\/a>, which designs and distributes a range of fashion brands, signed an 11-year, 50,000-square-foot lease at <a href=\"https:\/\/commercialobserver.com\/company\/lh-charney\/\" title=\"LH Charney\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">LH Charney<\/a>\u2019s 1441 Broadway and will fully relocate from its current headquarters half a block away at 1411 Broadway.<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2026\/03\/newmark-north-america-leasing-liz-hart\/\" rel=\"nofollow noopener\" target=\"_blank\">Newmark\u2019s North America Leasing Chief, Liz Hart, On AI, Tech Firms and Talent<\/a><\/p>\n<p>The New York Post <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/nypost.com\/2026\/03\/29\/business\/nyc-alliance-signs-11-year-lease-at-1441-broadway-in-midtown\/\">first reported the story<\/a>.<\/p>\n<p><a href=\"https:\/\/commercialobserver.com\/company\/colliers\/\" title=\"Colliers\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Colliers<\/a> represented the landlord in the transaction but did not immediately respond to a request for comment, the names of the brokers on the deal or the asking rent at the building.<\/p>\n<p>Asking rent at the building was in the high $50s per square foot in April 2025, <a href=\"https:\/\/commercialobserver.com\/2025\/04\/style-theory-lease-1441-broadway\/\" rel=\"nofollow noopener\" target=\"_blank\">Commercial Observer reported at the time<\/a>.<\/p>\n<p><a href=\"https:\/\/commercialobserver.com\/company\/lee-associates\/\" title=\"Lee &amp; Associates\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Lee &amp; Associates<\/a>\u2019 Peter Braus negotiated on behalf of NYC Alliance in the deal, but did not immediately respond to a request for comment.<\/p>\n<p>The deal \u201cpositions [NYC Alliance] for continued growth while strengthening its design, showroom and operational presence in the historic fashion corridor,\u201d Braus told the New York Post.<\/p>\n<p>Other tenants in the 34-story office tower at Broadway and West 41st Street include clothing rental service Style Theory, which signed a 14,634-square-foot deal in April 2025, and clothing makers Kellwood Company and KBL Group International, which signed for 19,000 square feet and 9,000 square feet, respectively, <a href=\"https:\/\/commercialobserver.com\/2023\/10\/kellwood-kbl-lease-1441-broadway\/\" rel=\"nofollow noopener\" target=\"_blank\">in October 2023<\/a>.<\/p>\n<p>Mark Hallum can be reached at <a href=\"https:\/\/commercialobserver.com\/2026\/03\/juicy-couture-nyc-alliance-lease-1441-broadway\/mailto:mhallum@commercialobserver.com\" rel=\"nofollow noopener\" target=\"_blank\">mhallum@commercialobserver.com<\/a>.<\/p>\n","protected":false},"excerpt":{"rendered":"Juicy Couture\u2019s distribution company doubled its office footprint in a relocation within Midtown.
