{"id":180081,"date":"2026-03-30T20:50:42","date_gmt":"2026-03-30T20:50:42","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/180081\/"},"modified":"2026-03-30T20:50:42","modified_gmt":"2026-03-30T20:50:42","slug":"bhi-naftali-lend-203m-for-manhattan-office-to-resi-conversion-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/180081\/","title":{"rendered":"BHI, Naftali Lend $203M for Manhattan Office-to-Resi Conversion \u2013 Commercial Observer"},"content":{"rendered":"<p><a href=\"https:\/\/commercialobserver.com\/company\/yellowstone-real-estate-investments\/\" title=\"Yellowstone Real Estate Investments\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Yellowstone Real Estate Investments<\/a> inked a $203 million loan to execute an office-to-residential conversion of the Candler Building near Times Square, Commercial Observer can first report.\u00a0<\/p>\n<p><a href=\"https:\/\/commercialobserver.com\/company\/bhi\/\" title=\"BHI\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">BHI<\/a>, the U.S. lending arm of Israel-based <a href=\"https:\/\/commercialobserver.com\/company\/bank-hapoalim\/\" title=\"Bank Hapoalim\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Bank Hapoalim<\/a>, provided the loan for Yellowstone to transform the 25-story office building at 220 West 42nd Street into 176 apartments with 18,174 square feet of retail. <a href=\"https:\/\/commercialobserver.com\/company\/naftali-credit-partners\/\" title=\"Naftali Credit Partners\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Naftali Credit Partners<\/a> also provided $36 million of mezzanine debt for the 221,357-square-foot multifamily project that will set aside 44 units for households in compliance with the 467m affordable housing conversion program.\u00a0<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/?p=564724\" rel=\"nofollow noopener\" target=\"_blank\">Behind Cryptocurrency\u2019s Commercial Real Estate Moment<\/a><\/p>\n<p>\u201cOur bank is continually active in the citywide trend of office-to-residential conversions as a mechanism to create more living spaces for NYC residents,\u201d Ilana Druyan, senior vice president and head of international origination at BHI, said in a statement. \u201cWe\u2019re pleased to support Yellowstone with this capital to advance their vision for repositioning this asset and bringing it back to market with renewed purpose.\u201d<\/p>\n<p>The project adds to Yellowstone\u2019s active pipeline since the firm was formed in 2020 by Isaac Hera, now the company\u2019s CEO. Hera previously led residential real estate company Star Real Estate Ventures, whose portfolio was acquired by Morgan Properties and Olayan America.
