{"id":184721,"date":"2026-04-03T18:22:07","date_gmt":"2026-04-03T18:22:07","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/184721\/"},"modified":"2026-04-03T18:22:07","modified_gmt":"2026-04-03T18:22:07","slug":"new-york-city-multifamily-filings-hit-12-year-high-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/184721\/","title":{"rendered":"New York City Multifamily Filings Hit 12-Year High \u2013 Commercial Observer"},"content":{"rendered":"<p>Planned multifamily housing units filed with the New York City Department of Buildings reached a 12-year high in March, with Midtown West\u2019s Hudson Yards and Manhattan\u2019s Garment District hosting the largest projects.<\/p>\n<p>Developers filed plans for a total of 11,984 apartments last month, according to a <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/www.pincusco.com\/dob-multifamily-filings-surge-to-nearly-12k-units-in-march-highest-in-12-years-pincusco\/\">PincusCo<\/a> analysis. The month stands second only to September 2014, when 13,189 planned units were filed with the DOB.<\/p>\n<p>The near-record number represents only planned units, however \u2014 an important caveat, as some development plans are abandoned, refiled or ultimately realized with a different number of units.<\/p>\n<p>Two developer submissions took center stage in the month\u2019s applications, namely Hudson Boulevard Collective\u2019s Hudson Yards projects at 548 West 36th Street and 550 West 36th Street, plus a <a href=\"https:\/\/commercialobserver.com\/company\/vornado-realty-trust\/\" title=\"Vornado Realty Trust\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Vornado Realty Trust<\/a> mixed-use residential tower at 484 Eighth Avenue.\u00a0<\/p>\n<p>Hudson Boulevard Collective was formed as a partnership involving <a href=\"https:\/\/commercialobserver.com\/company\/brp-companies\/\" title=\"BRP Companies\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">BRP Companies<\/a>, <a href=\"https:\/\/commercialobserver.com\/company\/bxp\/\" title=\"BXP\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">BXP<\/a> (formerly Boston Properties), the Moinian Group and <a href=\"https:\/\/commercialobserver.com\/company\/urbane-development\/\" title=\"Urbane Development\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Urbane Development<\/a>. New York Gov. Kathy Hochul <a href=\"https:\/\/commercialobserver.com\/2024\/12\/hochul-mixed-use-project-hudson-yards-418-11th-avenue\/\" rel=\"nofollow noopener\" target=\"_blank\">announced in late 2024<\/a> that the partnership was selected to develop Hudson Yards\u2019 Site K, a state-owned vacant lot adjacent to the Jacob K. Javits Convention Center.<\/p>\n<p>David Linehan, pre-development and development manager at Moinian Group, was listed as the project owner on the March filing. Plans at 548 West 36th Street include a 1,458-unit mixed-use residential development with affordable housing. The plan marks the project with the largest number of units applied for in March.\u00a0<\/p>\n<p>The residential project is slated to rise 70 stories and 954,989 square feet, according to the filing. Listed floors are largely identified as apartments, while others are planned for a museum, a health club and offices.\u00a0<\/p>\n<p>The project was submitted last month alongside Hudson Boulevard Collective\u2019s plans for a 300-unit hotel at 550 West 36th Street.\u00a0<\/p>\n<p>A 481-unit development at Vornado\u2019s 484 Eighth Avenue site in the Garment District was the second-largest application by units.
