{"id":185235,"date":"2026-04-04T06:55:40","date_gmt":"2026-04-04T06:55:40","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/185235\/"},"modified":"2026-04-04T06:55:40","modified_gmt":"2026-04-04T06:55:40","slug":"soloviev-sl-green-sign-nycs-first-320-per-sf-leases","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/185235\/","title":{"rendered":"Soloviev, SL Green Sign NYC&#8217;s First $320-Per-SF Leases"},"content":{"rendered":"<p>The two priciest office leases in New York City history were signed in rapid succession.<\/p>\n<p>                        <img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2025\/10\/placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>\n      One Vanderbilt\n    <\/p>\n<p><a class=\"tag tag-196705\" href=\"https:\/\/www.bisnow.com\/tags\/nscale\" target=\"_blank\" data-tag-id=\"196705\" rel=\"nofollow noopener\">Nscale<\/a>, an <a class=\"tag tag-92883\" href=\"https:\/\/www.bisnow.com\/tags\/nvidia\" target=\"_blank\" data-tag-id=\"92883\" rel=\"nofollow noopener\">Nvidia<\/a>-backed\u00a0artificial intelligence infrastructure company, agreed to pay $320 per SF in\u00a0a 7,204 SF, five-year lease for part of the 54th floor of <a class=\"tag tag-45288\" href=\"https:\/\/www.bisnow.com\/tags\/one-vanderbilt\" target=\"_blank\" data-tag-id=\"45288\" rel=\"nofollow noopener\">One Vanderbilt<\/a>, <a class=\"tag tag-40616\" href=\"https:\/\/www.bisnow.com\/tags\/sl-green\" target=\"_blank\" data-tag-id=\"40616\" rel=\"nofollow noopener\">SL Green<\/a>&#8216;s supertall atop <a class=\"tag tag-41606\" href=\"https:\/\/www.bisnow.com\/tags\/grand-central-terminal\" target=\"_blank\" data-tag-id=\"41606\" rel=\"nofollow noopener\">Grand Central Terminal<\/a>, according to <a class=\"tag tag-274\" href=\"https:\/\/www.bisnow.com\/tags\/jll\" target=\"_blank\" data-tag-id=\"274\" rel=\"nofollow noopener\">JLL<\/a> data provided to\u00a0Bisnow.<\/p>\n<p>Nscale, which develops data centers using Nvidia graphics processing units, raised $2B in its latest funding round, bringing its valuation to $14B, the British company <a href=\"https:\/\/www.reuters.com\/business\/nvidia-backed-uk-ai-firm-nscale-raises-2-billion-funding-round-2026-03-09\/\" target=\"_blank\" rel=\"nofollow noopener\">announced last month<\/a>. It signed the lease during the first quarter, making it the priciest per-SF deal in city history at the time, according to JLL.<\/p>\n<p>Joseph P. Day Realty Corp. Senior Vice President Craig Berman, Nscale&#8217;s leasing broker, declined to comment, as did a spokesperson for SL Green. Nscale didn&#8217;t immediately\u00a0respond to a request for comment.<\/p>\n<p>The 1.6M SF One Vanderbilt was 100% leased at the end of last year, <a href=\"https:\/\/www.sec.gov\/Archives\/edgar\/data\/1040971\/000162828026008669\/slg-20251231.htm\" target=\"_blank\" rel=\"nofollow noopener\">according to SL Green&#8217;s annual report<\/a>. It is unclear if another tenant moved out to make way for Nscale. The tower was valued at $4.7B when SL Green sold a 5% stake to\u00a0Mori Building Co. last year.<\/p>\n<p>Not to be outdone, <a class=\"tag tag-171328\" href=\"https:\/\/www.bisnow.com\/tags\/soloviev-group\" target=\"_blank\" data-tag-id=\"171328\" rel=\"nofollow noopener\">Soloviev Group<\/a>\u00a0announced Wednesday that it <a href=\"https:\/\/www.swxlocalsports.com\/soloviev-group-announces-record-breaking-lease-at-9-west-57th-street\/article_a27ada0e-568e-5f0a-957d-53d776b5d508.html\" target=\"_blank\" rel=\"nofollow noopener\">signed a tenant<\/a>\u00a0to a 5,063 SF, 10-year lease for the 50th floor of 9 W. 57th St. at a rental rate of $327.50 per SF. The tenant was an unnamed \u201cprivate international family office,\u201d according to\u00a0a press\u00a0release.<\/p>\n<p>\u201cThe price speaks for itself,\u201d Soloviev Group Chairman <a class=\"tag tag-171327\" href=\"https:\/\/www.bisnow.com\/tags\/stefan-soloviev\" target=\"_blank\" data-tag-id=\"171327\" rel=\"nofollow noopener\">Stefan Soloviev<\/a> said in a statement.<\/p>\n<p>The first office lease in the city to cross the $300-per-SF threshold was\u00a0<a href=\"https:\/\/www.bisnow.com\/new-york\/news\/office\/ll-holdings-425-park-ave-reportedly-breaks-nyc-office-price-record-56087\" target=\"_blank\" rel=\"nofollow noopener\">Citadel&#8217;s penthouse lease<\/a> at L&amp;L Holding Co.&#8217;s 425 Park Ave. in 2016. One Vanderbilt had already broken that record when\u00a0GFL Environmental took the 10K SF top office floor in 2022 at an asking rent of $322 per SF, <a href=\"https:\/\/therealdeal.com\/new-york\/2022\/04\/19\/one-vanderbilt-lease-at-300-psf-may-be-citys-highest-office-rent-ever\/\" target=\"_blank\" rel=\"nofollow noopener\">The Real Deal reported at the time<\/a>. It is unclear what rent GFL ultimately paid.<\/p>\n<p><a class=\"tag tag-248\" href=\"https:\/\/www.bisnow.com\/tags\/cbre\" target=\"_blank\" data-tag-id=\"248\" rel=\"nofollow noopener\">CBRE<\/a>&#8216;s <a class=\"tag tag-40988\" href=\"https:\/\/www.bisnow.com\/tags\/howard-fiddle\" target=\"_blank\" data-tag-id=\"40988\" rel=\"nofollow noopener\">Howard Fiddle<\/a>, John Maher, Gregg Rothkin, Alex Leopold and Tara Rhodes represented Soloviev Group in its record-setting deal. SL Green&#8217;s\u00a0<a class=\"tag tag-66321\" href=\"https:\/\/www.bisnow.com\/tags\/steven-durels\" target=\"_blank\" data-tag-id=\"66321\" rel=\"nofollow noopener\">Steven Durels<\/a> and David Kaufman run leasing at One Vanderbilt.<\/p>\n<p>The eye-watering prices are reflective of a Manhattan office market in which the best spaces are dwindling and their owners can ratchet up asking prices. Asking rents overall rose 3.5% in the first quarter from a year prior, according to JLL. Average Class-A rents are now north of $95 per SF, and direct vacancy in Midtown has fallen to 10%.\u00a0<\/p>\n<p>Roughly 11.8M SF of office leases were signed in Manhattan during the first quarter, the most for any first quarter since 2014, according to <a class=\"tag tag-249\" href=\"https:\/\/www.bisnow.com\/tags\/colliers\" target=\"_blank\" data-tag-id=\"249\" rel=\"nofollow noopener\">Colliers<\/a>.\u00a0<\/p>\n<p>\u201cAlong with higher repricing in a growing number of existing availabilities, there is clearly a rebalancing of the market in favor of building owners,\u201d Colliers Executive Managing Director <a class=\"tag tag-150121\" href=\"https:\/\/www.bisnow.com\/tags\/franklin-wallach\" target=\"_blank\" data-tag-id=\"150121\" rel=\"nofollow noopener\">Franklin Wallach<\/a> said in a statement.<\/p>\n","protected":false},"excerpt":{"rendered":"The two priciest office leases in New York City history were signed in rapid succession.
