A stretch of record-breaking winter storms collided with geopolitical uncertainty and stock <a href=\"https:\/\/robbreport.com\/tag\/market\/\" id=\"auto-tag_market\" data-tag=\"market\" rel=\"nofollow noopener\" target=\"_blank\">market<\/a> swings, softening overall activity. At the very top of the market, however, it was a different story entirely. Call it a tale of two markets. While much of Manhattan hesitated, the ultra-wealthy kept moving\u2014and in some cases, moving quickly when the right opportunity appeared.<\/p>\n<p class=\"paragraph larva \/\/ lrv-u-margin-lr-auto  lrv-a-font-body-m   \">\n\tThe biggest gains came from homes priced above $10 million. According to Compass\u2019s Q1 2026 report, contracts at that level jumped a whopping 47.4 percent compared to last year. The tippy-top of the market saw serious traction too, with condo sales above $20 million rising 30 percent, albeit at slightly lower average prices.<\/p>\n<p class=\"paragraph larva \/\/ lrv-u-margin-lr-auto  lrv-a-font-body-m   \">\n\t<a href=\"https:\/\/robbreport.com\/shelter\/homes-for-sale\/10-million-dollar-home-sales-surge-1237551768\/\" data-type=\"link\" data-id=\"https:\/\/robbreport.com\/shelter\/homes-for-sale\/10-million-dollar-home-sales-surge-1237551768\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">RELATED: Ultra-Luxury Real Estate Is Booming Even as the General Housing Market Cools<\/a><\/p>\n<p class=\"paragraph larva \/\/ lrv-u-margin-lr-auto  lrv-a-font-body-m   \">\n\tGetting a bit more granular, new developments tell an even more revealing story. Sales above $10 million largely drove the market, according to Brown Harris Stevens Development Marketing, with 56 contracts signed in the first quarter alone\u2014the highest total in a decade. That figure is up a staggering 87 percent from a year ago and is nearly triple the 10-year average, underscoring just how much momentum has shifted to the top.<\/p>\n<p class=\"paragraph larva \/\/ lrv-u-margin-lr-auto  lrv-a-font-body-m   \">\n\t\u201cThe highest end of the market is moving well,\u201d said Stephen Kliegerman of BHSDM, pointing to strong demand in neighborhoods where new inventory has been scarce.<\/p>\n<p>\t\t\t\t\t\t<img loading=\"lazy\" class=\"c-lazy-image__img lrv-u-background-color-grey-lightest lrv-u-width-100p lrv-u-display-block lrv-u-height-auto\" src=\"https:\/\/robbreport.com\/wp-content\/themes\/pmc-robbreport-2017-v2\/assets\/public\/lazyload-fallback.gif\" data-lazy-src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2026\/04\/nyc-real-estate-market.jpg\" alt=\"Manhattan Real Estate Market Q1 2026\" data-lazy- data-lazy- height=\"576\" width=\"1024\" decoding=\"async\"\/><\/p>\n<p>\t\t\t\t\tManhattan\u2019s luxury market is being driven by big-ticket deals in early 2026.<\/p>\n<p>\t\t\t\t\t\t\t\t\tZamek\/VIEWpress<\/p>\n<p class=\"paragraph larva \/\/ lrv-u-margin-lr-auto  lrv-a-font-body-m   \">\n\tThat doesn\u2019t mean buyers are throwing money around. Far from it. Today\u2019s luxury buyer is sharp, patient, and very aware of pricing. \u201cToday\u2019s high-end buyer is incredibly sophisticated,\u201d said Compass broker Nicole Hay. \u201cThey recognize opportunity, and they\u2019re negotiating accordingly.\u201d<\/p>\n<p class=\"paragraph larva \/\/ lrv-u-margin-lr-auto  lrv-a-font-body-m   \">\n\tStep outside that rarefied tier, however, and the picture softens. Manhattan logged 2,279 closed sales in the first quarter, down 3.2 percent year over year, while signed contracts slipped 6.7 percent, according to Compass. Sales are down, but prices are holding firm. Indeed, the median Manhattan sales price climbed to $1.285 million, up eight percent year over year, according to the Coldwell Banker Warburg Q1 2026 Market Update. \u201cThe underlying tone of Q1 is one of quiet confidence,\u201d notes the report. In plain terms, well-priced homes are selling, sometimes quickly, while everything else sits a bit longer.<\/p>\n<p class=\"paragraph larva \/\/ lrv-u-margin-lr-auto  lrv-a-font-body-m   \">\n\tAs spring approaches, more inventory is expected to hit the market, which could ease some of the tension between buyers and sellers. But one thing already feels clear. Manhattan\u2019s wealthiest buyers aren\u2019t waiting around.
