For under a million dollars, one can find all sorts of housing configurations: park- and subway-adjacent studios, one-bedrooms hidden in carriage houses or former shoe factories, and even the occasional true two-bedroom. We\u2019re combing the market for particularly spacious, nicely renovated, or otherwise worth-a-look apartments at various six-digit price points.\u00a0<\/p>\n

This week, some statement one-bedrooms.<\/p>\n

A one-bedroom in a Riverside Drive prewar condo with a good amount of space. The details are swell: A Gothic arch leads into a living-dining area with parquet floors, high ceilings, and windows with tree-lined views. (There\u2019s also a walk-in closet tucked away in a corner.) The windowed kitchen has workhorse stainless-steel appliances but is short on\u00a0counter space. The bedroom can easily fit a king and has another closet for good measure. (There are three total in the apartment.) Taxes and common charges come out to $1,576 a month (plus an ongoing $174.28 reserve replenishment fee), which gets you a nice amenities package: a gym, a lounge area, shared laundry, bike storage, a playroom, a package room, a live-in super, and full-time door staff. Also, you\u2019re right across the street from Riverside Park and a five-minute walk to the train at 96th Street.<\/p>\n

Clinton Hill Co-ops, we can\u2019t resist you. In terms of layout, this two-bedroom in the North Campus is pretty pro forma compared to other spots in the complex that have caught our eye: a generously sized primary bedroom, which in this case has lovely southern- and west-facing exposures, plus a smaller nursery or home office. (The rooms are nicely separated, which you know we appreciate.) The windowed kitchen has been recently renovated: lots of warm wood and brass and a checkerboard floor. (It\u2019s a similar vibe in the renovated bathroom.) The living-dining area is elegant \u2014\u00a0hardwood floors, a decorative fireplace, and wainscoting. Maintenance fees are $1,160 a month, which gets you 24-hour security, maintenance staff, and shared laundry along with bike storage, a package room, and a common courtyard. It\u2019s a six-minute walk to the G train and just a bit farther for roast chicken at Sailor.<\/p>\n

Another solid one-bedroom, this one in a six-story co-op on the fringes of PLG. Pretty no-frills,\u00a0but in exchange you get quite a bit of space. The oversize entry foyer could easily work as a home office or a dumping ground for the day\u2019s odds and ends. Beyond that is a generous living-dining area\u00a0with lovely parquets and southern and eastern exposures. The galley kitchen is also windowed and has a good amount of storage (although no dishwasher). The bedroom is quite large, which explains the dual closets. (Another two are in the common space.) The bathroom is in good condition, though perhaps a little dated with its large-format cream tile. It\u2019s $1,060 for the monthlies, which gets you a virtual package room, a bike room, shared laundry, and a renovated backyard area (\u201carchitect redesigned,\u201d apparently) with a garden and grill. You\u2019re two blocks from Prospect Park and the Q train.<\/p>\n

Beware the land-lease (poor Carnegie House), but this renovated one-bedroom co-op is pretty enough to include here. The living and dining areas are generously proportioned and well lit, owing to the half-dozen north- and west-facing windows, and come with ample built-ins. There\u2019s an open kitchen on the room\u2019s south side, and it has\u00a0all-white cabinetry and marble countertops, plus a hooded vent and a wine fridge. The renovated bathroom has lots of marble and a\u00a0rain shower. The bedroom is oversize and comes with a pretty deep walk-in closet with built-ins (if you\u2019re worried about storage, there are five other closets throughout the apartment). The monthlies are $2,017 (plus a $150 monthly assessment through February 2027), which covers your utilities, a 24-hour doorman, a resident manager, additional storage and a bike room, parking, and a discounted membership at a fitness center across the street.<\/p>\n
