Among those sales, nine contracts were <a href=\"https:\/\/www.realtor.com\/news\/trends\/trophy-properties-under-contract-new-york-city-olshan-report\/\" target=\"_blank\" rel=\"noopener nofollow\">trophy properties<\/a> at $10 million and above, and all were located downtown, according to the\u00a0<a href=\"https:\/\/olshan.com\/market-report\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Olshan Luxury Market Report<\/a>\u00a0for the week ending April 5.<\/p>\n<p>\u201cIt\u2019s spring and high sales season in every category. The <a href=\"https:\/\/nypost.com\/2026\/03\/31\/real-estate\/full-floor-30-5m-home-finds-a-buyer-at-the-flatiron-building\/\" rel=\"nofollow noopener\" target=\"_blank\">luxury buyer<\/a> doesn\u2019t wait on\u00a0<a href=\"https:\/\/www.realtor.com\/news\/trends\/mortgage-interest-rates-now-april-2-2026\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">interest rates<\/a>; they buy when they feel like it. 2025 produced a robust bonus season paid out in the first quarter of 2026, generating a new crop of\u00a0buyers,\u201d says\u00a0Donna Olshan, president at Olshan Realty.<\/p>\n<p>The No. 1 contract is two combined townhomes in the West Village.\u00a0<a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-detail\/105-107-Bank_New-York_NY_10014_M98738-84379\" rel=\"noreferrer noopener nofollow\">105-107 Bank Street<\/a>\u00a0has an asking price of $75 million. It\u2019s one of the most expensive downtown deals.<\/p>\n<p>The report says the property was originally two walk-up houses divided into rentals.<\/p>\n<p>Luxury sales remained strong in\u00a0New York City, with 31 contracts signed for a total asking-price sales volume worth $367,333,000. It has six bedrooms, eight bathrooms, two powder rooms, an elevator, a theater room, a fitness space and sauna, and a 1,600-bottle wine cellar. Annual property taxes are $113,592.<\/p>\n<p>Downtown deals<\/p>\n<p>The No. 2 contract is <a href=\"https:\/\/nypost.com\/2026\/03\/17\/real-estate\/24-8m-condo-in-nycs-iconic-flatiron-building-finds-a-buyer\/\" rel=\"nofollow noopener\" target=\"_blank\">located in the iconic Flatiron Building<\/a>, which was originally built as an office building back in 1902. 175 Fifth Avenue, 21st Floor, has an <a href=\"https:\/\/nypost.com\/2026\/04\/06\/real-estate\/grand-58-5m-home-in-the-flatiron-building-enters-contract\/\" rel=\"nofollow noopener\" target=\"_blank\">asking price of $58.5 million<\/a>. This unit has 7,408 square feet of living space, including five bedrooms and 5.5 bathrooms.<\/p>\n<p>The No. 2 contract is located in the iconic Flatiron Building, which was originally built as an office building back in 1902. So far just days into April, 21 condos have sold, according to the Olshan Report\u2014compared to 77 condos sold in April 2025.<\/p>\n<p>\u201cThere is also something that I can\u2019t quantify, but it\u2019s from years of experience: When times are turbulent, people often look for a home to nest,\u201d Olshan explains. <\/p>\n<p>\u201cWe currently have significant headwinds: war, a roiling stock market, and stubbornly high interest rates.
