Morgan Chase<\/a>.<\/p>\n<p>Just as <a href=\"https:\/\/commercialobserver.com\/2025\/10\/jp-morgan-chase-270-park-avenue-opening-4b\/\" rel=\"nofollow noopener\" target=\"_blank\">it was announcing<\/a> its new 60-story headquarters at 270 Park Avenue, J.P. Morgan took an additional 1,726 square feet of office space on the third floor of 26 East 64th Street, according to Josh Augenbaum of <a href=\"https:\/\/commercialobserver.com\/company\/augenbaum-realty\/\" title=\"Augenbaum Realty\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Augenbaum Realty<\/a>, who represented the building\u2019s owner, <a href=\"https:\/\/commercialobserver.com\/company\/26-east-64th-street-llc\/\" title=\"26 East 64th Street LLC\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">26 East 64th Street LLC<\/a>.<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2025\/10\/fgs-global-takes-80k-sf-vornados-penn-2\/\" rel=\"nofollow noopener\" target=\"_blank\">FGS Global Takes 80K SF at Vornado\u2019s Penn 2<\/a><\/p>\n<p>Martin Cottingham and Patrick Steffens at <a href=\"https:\/\/commercialobserver.com\/company\/avison-young\/\" title=\"Avison Young\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Avison Young<\/a> represented J.P Morgan Chase.<\/p>\n<p>Asking rent for the 10-year lease was $100 per square foot. The company will use the space a block east of Central Park for \u201cback office space and private banking,\u201d according to Augenbaum.<\/p>\n<p>Plowright Real Estate Fund acquired the building in 2007 from <a href=\"https:\/\/commercialobserver.com\/company\/kushner-companies\/\" title=\"Kushner Companies\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Kushner Companies<\/a> for $16 million, according to public records. The company transferred official ownership to 26 East 64th Street LLC the following year.<\/p>\n<p>Other tenants at the five-story, 7,380-square-foot building in Lenox Hill between Fifth and Madison avenues include the Italian restaurant Altesi Ristorante, the Leon Tovar Gallery and Pilates studio NM Studio.\u00a0<\/p>\n<p>\u00a0J.P. Morgan made considerably bigger real estate news last week with the unveiling of 270 Park Avenue. The building, which is New York City\u2019s largest all-electric tower, will house 10,000 J.P. Morgan employees by the end of the year.
