{"id":190988,"date":"2026-04-09T15:38:07","date_gmt":"2026-04-09T15:38:07","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/190988\/"},"modified":"2026-04-09T15:38:07","modified_gmt":"2026-04-09T15:38:07","slug":"mariah-carey-wants-27m-for-her-nyc-penthouse-triplex","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/190988\/","title":{"rendered":"Mariah Carey wants $27M for her NYC penthouse triplex"},"content":{"rendered":"<p>Mariah Carey is shopping one of her most prized Manhattan possessions.<\/p>\n<p>The \u201cQueen of Christmas\u201d <a href=\"https:\/\/streeteasy.com\/building\/franklin-tower\/ph?utm_campaign=sale_listing&amp;utm_medium=share&amp;utm_source=web&amp;lstt=Qqn4D7Xd4hLI5aVgcwZQjiAZqWWqzptu-WX7tNXwLJ2J0EORNNaf_PFJO9XDqB4uGZW7qf2NjPRvgL3p\" target=\"_blank\" rel=\"noopener nofollow\">has listed her Tribeca penthouse <\/a>at 90 Franklin St. for a cool $27 million \u2014 the first time the property has been available since she cobbled it together for roughly $9 million back in 1999, The Post has learned.<\/p>\n<p>The move raises eyebrows given the singer\u2019s well-documented borrowing against the asset, with public records revealing some $18.6 million <a href=\"https:\/\/nypost.com\/2024\/09\/16\/real-estate\/mariah-careys-lavish-lifestyle-sparks-financial-strain\/\" target=\"_blank\" rel=\"noopener nofollow\">in outstanding loans<\/a> tied to the property.\u00a0<\/p>\n<p>Spanning three floors, the 12,728-square-foot residence, which stretches across the 16th, 17th and 18th levels of the former Corn Exchange Bank building, commands 360-degree views sweeping from the Hudson River to the Manhattan skyline, along with 1,100 square feet of private outdoor space.\u00a0<\/p>\n<p>Mariah Carey is parting ways with her longtime Tribeca triplex, listing the sprawling 90 Franklin St. penthouse for $27 million more than two decades after assembling it for roughly $9 million. Booking.com<\/p>\n<p>If it fetches anywhere near its asking price, Carey stands to pocket a substantial windfall on her original investment.\u00a0<\/p>\n<p>The listing describes the property as \u201ca one-of-a-kind opportunity in the heart of Tribeca,\u201d noting its \u201cscale, light and flexibility\u201d and touting the option to use the floors independently \u2014 either as a single grand residence or reimagined by a developer.\u00a0<\/p>\n<p>The listing also says it\u2019s her \u201cformer\u201d residence, though records show the property has not changed hands since the time of Carey\u2019s purchases. A message seeking comment from the brokers \u2014 a team led by Emily Beare of Core \u2014 was not immediately returned. A rep for Carey did not immediately return a message seeking comment on the listing. What\u2019s more, listing images showing decor \u2014 such as an ornately painted ceiling and seemingly Moroccan-inspired dressings on the terrace\u2019s arches, remain.<\/p>\n<p>She created the triplex by combining a penthouse with the unit below and brought in designer Mario Buatta to curate her home. Booking.com<\/p>\n<p>The residence has long served as one of her signature New York homes, even doubling as a backdrop for holiday promotions and media appearances, including MTVs \u201cCribs\u201d and a promotional stay for Booking.com in 2022.  Booking.com<\/p>\n<p>The penthouse has been a cornerstone of Carey\u2019s New York life for more than two decades. She assembled it the old-fashioned way: by buying two separate units and knocking them together.\u00a0<\/p>\n<p>After getting famously rejected by the co-op board at the Ardsley on Central Park West, where she had bid nearly $8 million on Barbra Streisand\u2019s former penthouse, Carey pivoted downtown and signed contracts in late June 1999 for a $5.5 million duplex penthouse and the $3.5 million full-floor unit directly below it at Franklin Tower.\u00a0<\/p>\n<p>She then hired legendary interior decorator Mario Buatta to transform the raw space into something befitting her brand of maximalist glamour.\u00a0<\/p>\n<p>The result was an Art Deco-inspired fantasy loaded with butterfly motifs at every turn.\u00a0<\/p>\n<p>\u201cWe put them wherever we could,\u201d Buatta previously told <a href=\"https:\/\/urldefense.com\/v3\/__https:\/\/www.architecturaldigest.com\/story\/inside-mariah-careys-luxurious-real-estate-portfolio__;!!F0Stn7g!CcbpDuW-IoCULeRT1EqV01bVrIfKye3Y8FUNZXF8WyctBJMVfZgLFq38ccYoXj2JfEBERjX58YVASDsmF3AoXvGj5Q$\" rel=\"nofollow noopener\" target=\"_blank\">Architectural Digest<\/a>. \u201cThere are butterfly handles on the cabinets in the bedroom, and butterflies are woven into the bed hangings. They\u2019re even on the soap in the bath and on the tiles in the kitchen. There are so many butterflies in this apartment, you don\u2019t even notice them. But Mariah does.\u201d\u00a0<\/p>\n<p>Buatta pulled out all the stops \u2014 silver leaf doors, limestone floors inlaid with bronze, lacquered peach walls, a 38-foot primary bathroom, and a media room featuring an aquarium and murals designed to evoke the feeling of an underwater cinema.\u00a0<\/p>\n<p>Marilyn Monroe\u2019s white baby grand piano once held court in the main living area.\u00a0<\/p>\n<p>\u201cI wanted to create a background for Mariah\u2019s own glamour,\u201d Buatta said. On the matter of one particularly dazzling design choice, he added: \u201cMost clients don\u2019t understand glitter. Booking.com<\/p>\n<p>The apartment earned its cultural stripes beyond the design world, too, appearing in a memorable 2002 episode of \u201cMTV\u2019s Cribs\u201d in which Carey declared every single room her favorite.\u00a0<\/p>\n<p>More recently, in November 2022, she opened her home <a href=\"https:\/\/nypost.com\/2022\/11\/29\/mariah-carey-will-open-her-nyc-home-to-guests-this-christmas\/\" target=\"_blank\" rel=\"noopener nofollow\">for a holiday promotion<\/a> with Booking.com, inviting fans for a Christmas card photoshoot and cocktail experience at what she called her \u201chometown.\u201d\u00a0<\/p>\n<p>\u201cIt\u2019s beginning to look a lot like Christmas, and yours truly is beyond excited and here for the moments!\u201d Carey said at the time. \u201cWhat better way to celebrate the most wonderful time of the year than with an all-out holiday experience in my hometown, New York City!\u201d\u00a0<\/p>\n<p>Behind the glittering fa\u00e7ade, the financial ledger tells a more complicated story.\u00a0<\/p>\n<p>Public records show Carey, who holds the property through a company called Franklin Views LLC, has taken out a series of progressively larger loans against the penthouse over the years.\u00a0<\/p>\n<p>In 2022, Mariah Carey briefly opened her home for one lucky fan. In August 2016, she refinanced the JPMorgan loan up to $17.6 million, pocketing roughly $9.6 million in cash.\u00a0<\/p>\n<p>By April 2018, that figure had been bumped again to $18.6 million. The City National loan has since been retired, but the JPMorgan balance remains.\u00a0<\/p>\n<p>The Tribeca listing isn\u2019t the first sign Carey has been reshuffling her real estate holdings. In May 2023, she unloaded a nine-bedroom Atlanta mansion for $3.92 million \u2014 a <a href=\"https:\/\/nypost.com\/2023\/06\/02\/mariah-careys-atlanta-mansion-sells-at-a-loss-for-4-3m\/\" target=\"_blank\" rel=\"noopener nofollow\">loss of roughly $1.73 million <\/a>on a property she had purchased for $5.65 million less than two years earlier.\u00a0<\/p>\n<p>Rumors have long circulated about the scale of Carey\u2019s personal spending.
