Photo by Anna Bradley-Smith<\/p>\n<p>\t\t\t\t\t\t<img loading=\"lazy\" alt=\"\" src=\"https:\/\/www.brownstoner.com\/wp-content\/plugins\/bstoner-lazy-load\/images\/1x1.trans.gif\" data-lazy-src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2025\/11\/avatar_user_189114_1651700398.png\"  class=\"avatar avatar-46 photo\" height=\"46\" width=\"46\" decoding=\"async\"\/><img loading=\"lazy\" alt=\"\" src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2025\/11\/avatar_user_189114_1651700398.png\"  class=\"avatar avatar-46 photo\" height=\"46\" width=\"46\" decoding=\"async\"\/>                        by <a href=\"https:\/\/www.brownstoner.com\/author\/annabradleysmith\/\" rel=\"nofollow noopener\" target=\"_blank\">Anna Bradley-Smith<\/a><\/p>\n<p>A last ditch attempt by the public to save the butter yellow Italianate manse on Fort Greene\u2019s South Oxford Street through landmarking appears futile.<\/p>\n<p>The city\u2019s Landmarks Preservation Commission has determined, for a second time in its history, that the eye-catching wood frame house at <a href=\"https:\/\/www.brownstoner.com\/architecture\/building-of-the-140\/\" rel=\"nofollow noopener\" target=\"_blank\">158 South Oxford Street<\/a> does not meet the criteria for landmark status due to what the commission says are extensive alterations.<\/p>\n<p>In a statement to Brownstoner, a rep for LPC said the commission received a Request for Evaluation of the property in January, and after reviewing the request, supporting materials, and prior LPC research, the agency determined that while the house still has some historic fabric, alterations mean its existing architecture doesn\u2019t meet landmark standards for individual designation.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2026\/04\/fort-greene-158-south-oxford-april082026-abs-brownstoner-2.jpg\" alt=\"a yellow, wood frame house\" width=\"1024\" height=\"656\" class=\"size-full wp-image-583100\"  \/>The house this week. Photo by Susan De Vries<\/p>\n<p>In November 2025, developer Shimon Kleiman applied for a permit to demolish the three-story wood frame and in December he applied for a new-building permit for a five-story building with 17 apartments and 10 off-street parking spaces, records show. Neither of the permits have been issued.<\/p>\n<p>While the demolition permit hasn\u2019t been issued, it has been approved, meaning the wrecking ball is likely not far off. Since Brownstoner <a href=\"https:\/\/www.brownstoner.com\/development\/fort-greene-158-south-oxford-street-demolition\/#article-comments\" rel=\"nofollow noopener\" target=\"_blank\">reported on developments<\/a> in January, permits have been issued for a green construction fence to support the demolition work, records show.<\/p>\n<p>While the permit applications list Kleiman as the owner, city records show the property has been transferred from artist and longtime owner <a href=\"https:\/\/www.marclambrechts.com\/\" target=\"_blank\" rel=\"nofollow noopener\">Marc E. Lambrechts<\/a> to 158 NY LLC. Lambrechts appears to be part of the LLC, signing for both the buyer and seller in the deed transfer and transferring the property to the LLC for no money. In 2014, the artist sold a neighboring compound at <a href=\"https:\/\/www.brownstoner.com\/history\/big-fort-greene-complex-sells-for-7-5-million\/\" rel=\"nofollow noopener\" target=\"_blank\">164 South Oxford Street<\/a> to a developer for $7.5 million.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2026\/04\/fort-greene-158-south-oxford-01132026-sdevries-brownstoner-1.jpg\" alt=\"yellow wood frame house\" width=\"1024\" height=\"646\" class=\"size-full wp-image-576050\"  \/>The dwelling earlier this year. She noted its \u201cbeautiful Gothic trimmed porch and symmetrical windows\u201d and urged \u201cthere are only a handful of these houses left, and very few in such good shape. Let\u2019s protect them now, rather than when the \u2018dozers are rumbling up the street.\u201d<\/p>\n<p>At the time, the house was on the list for the proposed expansion of the Fort Greene Historic District. However, that expansion never materialized and the house is not landmarked.<\/p>\n<p>Brooklyn building historian Jeremy Lechtzin told Brownstoner that \u201cdigging through land records, census records, maps, city directories, and other original sources I was able to document that 158 South Oxford was likely built in 1846.\u201d<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2026\/04\/fort-greene-158-south-oxford-jan052026-sdevries-collage.jpg\" alt=\"decorative wood details\" width=\"1024\" height=\"696\" class=\"size-full wp-image-583271\"  \/>The dwelling earlier this year. Photos by Susan De Vries<\/p>\n<p>Lechtzin said the property was part of the Cowenhoven Homestead and was among 28 lots sold at auction in 1844 to George S. Howland. Dry goods merchant William Beach purchased eight lots from Howland, and by 1846 he built 158 South Oxford Street, funding construction with $4,000 in mortgages.<\/p>\n<p>Beach seems to have built the property as an investment as he sold it the same year, Lechtzin said. The first family to live in the house were Leprelette and Elizabeth Moore and their four young daughters.
