Reality TV star Ryan Serhant is going to Hollywood.<\/p>\n

It\u2019s primetime for the \u201cOwning Manhattan\u201d honcho<\/a>, OG \u201cMillion Dollar Listing New York\u201d star and real-estate brokerage founder, who is launching his eponymous Serhant in California today, The Post has learned. It debuts with a whopping $2 billion in inventory across the Golden State \u2014 including $1 billion in LA property alone \u2014 nabbing some of the state\u2019s biggest brokers in the process.<\/p>\n

The new trophy listings include Palazzo di Amore, a $195 million, triple-gated Mediterranean villa on 25 acres in Beverly Hills, Gimme Shelter can reveal.<\/p>\n

The estate features a 6-acre vineyard, a 10,000-bottle temperature-controlled wine cellar with a tasting room, a 5,000-square-foot main bedroom suite, a 24-car garage \u2014 and more. Some might even call it a bargain since it was last asking $199 million. It is now listed with Serhant founding broker Patrick Michael.<\/p>\n

Serhant offices open today from Beverly Hills to Malibu and San Francisco, along with Orange County, San Diego, Palo Alto, Mill Valley and Tahoe \u2014 starting with 65 brokers and 15 founding brokers,\u00a0who have collectively sold more than\u00a0$2 billion\u00a0in real estate within the last 12 months.<\/p>\n

The launch comes at a time when billionaires are fleeing California<\/a> in part to evade a proposed billionaire tax on the ballot in November.<\/p>\n

While investing in California at this moment may seem counter-intuitive, it is anything but, Serhant told Gimme Shelter.<\/p>\n

\u201cCalifornia is one of the biggest economies in the United States \u2014 and the world,\u201d Serhant said. \u201cWhen so many people move out, it creates greater opportunity for new people and companies to move in.\u201d<\/p>\n

Indeed, Serhant has built his career going \u201cagainst the grain.\u201d<\/p>\n

\u201cI got into real estate in 2008 on the very day that other real estate agents got out \u2014 when Lehman Brothers filed for bankruptcy,\u201d Serhant said.<\/p>\n

Serhant is known to many for his time on \u201cMillion Dollar Listing New York\u201d and, now, \u201cOwning Manhattan\u201d on Netflix. Brian Zak\/NY Post<\/p>\n

Next, he launched his own brokerage during the pandemic.<\/p>\n

\u201cIt was the middle of COVID in New York, when everyone was leaving,\u201d Serhant said.<\/p>\n

At the time, he said, people thought that \u201cif you bet on New York, you are an idiot.\u201d<\/p>\n

He did it anyway, and the counter-intuitive move launched a national brand.<\/p>\n

For Serhant, the founder and CEO of his brokerage \u2014 billed as the most followed real estate brand in the world with 10 million social media followers \u2014\u00a0California is a natural.<\/p>\n

Serhant is now a coast-to-coast company, with offices from New England to Florida, as well as Arizona and Nevada.<\/p>\n

The company generated $7.1 billion in sales volume in 2025 and has grown at more than 100% every year since its 2020 opening. It\u2019s now in 16 states with more than 2,000 agents \u2014 with no franchises or purchases of other companies.<\/p>\n

\u201cWe\u2019ve expanded so differently from other brokerages,\u201d Serhant said. \u201cWe don\u2019t sell franchises and we don\u2019t buy revenue. All of our major competitors buy a company to open in a state or sell a franchise or buy agents. We don\u2019t do any of that. I don\u2019t open in a market until I\u2019ve earned a right to be there,\u201d he said, adding that he has known the brokers for more than a dozen years.<\/p>\n

The author of three books, Serhant was also the subject of a\u00a0Harvard Business School case study<\/a>\u00a0into how he manages his time \u2014 in 15-minute blocks.<\/p>\n

\u201cI got into the business in 2008. Agents\u00a0around the country have grown up with me \u2014 from my books, courses and TV,\u201d Serhant said. \u201cI knew one day that when I started my own company, I would be able to move quickly when I was ready because I had built incredible brand advocacy across the country.\u201d<\/p>\n

California, he added, \u201cwasn\u2019t optional. It was foundational for our growth across the nation. We are doing it now at just the right time \u2014 and I\u2019m excited to make the move.\u201d<\/p>\n

Serhant attributes the success in part to building \u201cfoundationally using AI instead of wrapping it.\u201d<\/p>\n

The brokerage\u2019s AI system \u201creplaces all admin work so agents can spend all of their time with their clients, or their families. Instead of using eight different software tools, our agents use one, redefining how agents operate,\u201d Serhant said, adding that \u201cfull in-house media production, generating content and gaining billions of impressions\u201d also helps.<\/p>\n

Someone, he said, once likened the brokerage firm to a power plant \u201cproviding electricity to help agents build their brands with a Tesla power wall while everyone else is still shoveling coal.\u201d<\/p>\n

Another new Serhant listing is a $13.5 million Lake Tahoe estate at 9902 Lake Street, in Kings Beach, listed by Amie Quirarte, a founding broker for Serhant in Tahoe.<\/p>\n

Built in 2018, the home features a shared pier, slated to open this summer, and 72 feet of lake frontage. The five-bedroom, four-bath dwelling includes a backyard with access to a sandy beach \u2014 just half a mile away from the Nevada state line and Frank Sinatra\u2019s former hang-out, the Cal-Neva Lodge, slated for a 2027 reopening.<\/p>\n

Despite the openings, Serhant acknowledges that real estate as an industry has challenges. Real estate, he says, is currently divided: \u201cFirst-time homebuyers operate in a scarce market while the uber-luxury, $20 million-and-up market is very strong.\u201d It\u2019s the \u201cin-between market of $1 million to $19 million marketplace\u201d that is going through the most challenges \u2014 the market that he says \u201cpoliticians just aren\u2019t as focused on.\u201d<\/p>\n","protected":false},"excerpt":{"rendered":"Serhant launches in California Reality TV star Ryan Serhant is going to Hollywood.
