Here, 4147 Ocean Avenue stands out. It\u2019s a blocky, Brutalist-inspired home with a pale-gray fa\u00e7ade of zinc panels that frame\u00a0a square picture window\u00a0placed off to one side as if winking at the stodgy homes across the street. This isn\u2019t a glassy, Selling Sunset\u2013approved box. It\u2019s odd and a little grim. There\u2019s also something in the slickness of the design that feels like a vague nod to public infrastructure, which\u00a0makes more sense when you learn the home\u2019s exterior was designed by WXY, an architecture firm that specializes in huge public projects, including many of the playgrounds, parks, and public bathrooms you\u2019ve likely encountered around the city. Maybe it\u2019s shocking to some to pay Park Slope brownstone prices for a place way out past Coney Island, but that\u2019s the going rate here. \u201cDemand is high, inventory is scarce, so that keeps the prices high,\u201d broker Mark Martov <a href=\"https:\/\/www.brickunderground.com\/buy\/buy-curious-manhattan-beach-south-brooklyn-waterfront-exclusive-housing-pricing\" rel=\"nofollow noopener\" target=\"_blank\">told<\/a> Brick Underground in 2023, calling the peninsula a perpetual \u201cseller\u2019s market.\u201d There are two homes for sale nearby that are <a href=\"https:\/\/streeteasy.com\/sale\/1784961?utm_campaign=sale_listing&amp;utm_medium=share&amp;utm_source=web&amp;lstt=pcKyePswHjIAf0G0juoXwYH-pctA9zES3mygyIotDfl8Eytfw0vVWYX4kWqtlJ2BOSo6a8HBNwT9iwhj\" rel=\"nofollow noopener\" target=\"_blank\">asking $4.5 million<\/a> and <a href=\"https:\/\/streeteasy.com\/building\/176-irwin-street-brooklyn\/mansion?featured=1&amp;utm_campaign=sale_listing&amp;utm_medium=share&amp;utm_source=web&amp;lstt=XomKprlq_DTFGwOX-ZnHwlvENmXjDRTg3pTEMPh1UItytu4_P-uPwnZadLhIxSJOBhu32bwCZ0n1DIpe\" rel=\"nofollow noopener\" target=\"_blank\">$10.9 million<\/a>, and one house on the block <a href=\"https:\/\/www.zillow.com\/homedetails\/4180-Ocean-Ave-Brooklyn-NY-11235\/30790775_zpid\/\" rel=\"nofollow noopener\" target=\"_blank\">sold last month for $3.65 million<\/a>. (The owner of No. 4147 bought the place for $1.5 million in 2008 \u2014 or around $2.3 million today. That a price doesn\u2019t factor in the cost of tearing down the <a href=\"https:\/\/nycrecords.access.preservica.com\/uncategorized\/IO_1d1428f7-0f7b-4d41-92d7-01a305ada118\/\" rel=\"nofollow noopener\" target=\"_blank\">brick ranch<\/a> that was on the lot and putting in a new, 4,000-square-foot house.)<\/p>\n<p class=\"clay-paragraph\" data-editable=\"text\" data-uri=\"www.curbed.com\/_components\/clay-paragraph\/instances\/cmh9i5znf000r3b781t0it693@published\" data-word-count=\"79\">The latest broker to take on 4147 is Olga Moldavsky, a Re\/Max agent whose copy describes the home as a \u201cmasterpiece where luxury meets innovation.\u201d That feels true of the fa\u00e7ade and of a roof deck that spans the home\u2019s entire footprint and has access straight to the back patio via spiral staircase. But some of the interiors seem to belong to another house, like a cheap-looking finished basement with canary-yellow walls and a bathroom with, oddly, a urinal.<\/p>\n<p class=\"clay-paragraph\" data-editable=\"text\" data-uri=\"www.curbed.com\/_components\/clay-paragraph\/instances\/cmh9i5zpe000s3b78ctbyd7py@published\" data-word-count=\"96\">The reason for the dissonance: A publicist for WXY said the lead architect was too busy at the moment to comment but shared that the firm was responsible for the fa\u00e7ade only \u2014 not the interiors. The name on the deed is <a href=\"https:\/\/www.gettyimages.com\/detail\/news-photo\/elkin-serna-bella-abrazi-jess-corenkind-and-ty-havlioglu-news-photo\/1187058283\" rel=\"nofollow noopener\" target=\"_blank\">Bella Abrazi,<\/a> but there isn\u2019t much to be found about her on the internet. (Though her family seems to have a <a href=\"https:\/\/www.afslaw.com\/perspectives\/investigations-blog\/judge-orders-government-pay-relators-cut-fca-settlement\" rel=\"nofollow noopener\" target=\"_blank\">colorful<\/a> legal <a href=\"https:\/\/caselaw.findlaw.com\/court\/ny-supreme-court\/2095936.html\" rel=\"nofollow noopener\" target=\"_blank\">history<\/a>.) So the house is loud. The owner, it seems, is not.
