{"id":200164,"date":"2026-04-17T00:25:17","date_gmt":"2026-04-17T00:25:17","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/200164\/"},"modified":"2026-04-17T00:25:17","modified_gmt":"2026-04-17T00:25:17","slug":"todd-boehlys-eldridge-industries-inks-20k-sf-lease-at-125-west-57th-street-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/200164\/","title":{"rendered":"Todd Boehly\u2019s Eldridge Industries Inks 20K-SF Lease at 125 West 57th Street \u2013 Commercial Observer"},"content":{"rendered":"<p><a href=\"https:\/\/commercialobserver.com\/company\/eldridge-industries\/\" title=\"Eldridge Industries\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Eldridge Industries<\/a>, a Miami-based asset management and insurance holding company owned by billionaire businessman Todd Boehly, has signed a roughly 20,000-square-foot lease at 125 West 57th Street on Billionaires\u2019 Row in Midtown, sources confirmed to Commercial Observer.\u00a0<\/p>\n<p>The 30-story office tower between Avenue of the Americas and Seventh Avenue is owned by <a href=\"https:\/\/commercialobserver.com\/company\/alchemy-abr-investment-partners\/\" title=\"Alchemy-ABR Investment Partners\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Alchemy-ABR Investment Partners<\/a> and <a href=\"https:\/\/commercialobserver.com\/company\/cain-international\/\" title=\"Cain International\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Cain International<\/a>. The length of the lease and the asking rent were not disclosed, but the average asking rent for office space in Midtown during the first quarter of 2026 was $81.43 per square foot, according to a report from Newmark. In fact, the average office asking rent along Billionaires\u2019 Row can exceed $300 per square foot, according to data updated this week from search engine New York Offices.<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2026\/04\/hatfield-group-office-lease-gfp-307-west-36th-street\/\" rel=\"nofollow noopener\" target=\"_blank\">Engineering Firm Hatfield Group Takes 5K SF at GFP\u2019s 307 West 36th Street<\/a><\/p>\n<p>The asking rent certainly exceeded $300 per square foot at the nearby <a href=\"https:\/\/commercialobserver.com\/company\/soloviev-group\/\" title=\"Soloviev Group\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Soloviev Group<\/a>-owned 9 West 57th Street, which signed a \u201crecord-setting lease deal\u201d <a href=\"https:\/\/commercialobserver.com\/2026\/04\/9-west-57th-street-rent-office-lease-record\/\" rel=\"nofollow noopener\" target=\"_blank\">in early April<\/a> at $327.50 per square foot. Gonzalo Hevia Baill\u00e8res, the grandson of late businessman Alberto Baill\u00e8res Gonz\u00e1lez, signed a 10-year, 5,063-square-foot lease for space on the tower\u2019s 50th floor.<\/p>\n<p>Alchemy and Cain declined to comment, while a spokesperson for Eldridge Industries did not immediately respond to a request for comment.\u00a0<\/p>\n<p>Completed in early 2026 and designed by architect <a href=\"https:\/\/commercialobserver.com\/company\/fxcollaborative\/\" title=\"FXCollaborative\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">FXCollaborative<\/a>, 125 West 57th Street spans 173,000 square feet and offers tenants direct views of Central Park. The building also features a <a href=\"https:\/\/commercialobserver.com\/company\/gensler\/\" title=\"Gensler\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Gensler<\/a>-designed amenity floor with a lounge, a coffee area, private phone booths, and a massive boardroom that can be transformed into an event space. There is also a 4,300-square-foot wraparound terrace.\u00a0<\/p>\n<p>\u201cThere hasn\u2019t been a new office building built in this market in decades, and we thought it\u2019d be a good idea,\u201d Brian Ray, managing partner and co-founder of Alchemy-ABR, <a href=\"https:\/\/commercialobserver.com\/2024\/12\/125-west-57th-street-design-alchemy-abr-investment-partners\/\" rel=\"nofollow noopener\" target=\"_blank\">previously told C<\/a>O about developing an office asset on Billionaires\u2019 Row. The street gets its name from several towering residential skyscrapers built since 2014 that feature some of the most expensive homes in the world.<\/p>\n<p>Bloomberg <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/www.bloomberg.com\/news\/articles\/2026-04-15\/boehly-s-eldridge-signs-office-lease-on-nyc-s-billionaires-row\">first reported<\/a> Eldridge Industries\u2019 new lease.
