{"id":203909,"date":"2026-04-20T22:20:17","date_gmt":"2026-04-20T22:20:17","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/203909\/"},"modified":"2026-04-20T22:20:17","modified_gmt":"2026-04-20T22:20:17","slug":"law-firm-robinsoncole-inks-48k-sf-lease-at-100-park-avenue-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/203909\/","title":{"rendered":"Law Firm Robinson+Cole Inks 48K-SF Lease at 100 Park Avenue \u2013 Commercial Observer"},"content":{"rendered":"<p><a href=\"https:\/\/commercialobserver.com\/company\/sl-green-realty\/\" title=\"SL Green Realty\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">SL Green Realty<\/a>\u2019s 100 Park Avenue is now 100 percent leased thanks to a new 15-year, 48,451-square-foot lease with law firm <a href=\"https:\/\/commercialobserver.com\/company\/robinsoncole\/\" title=\"Robinson+Cole\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Robinson+Cole<\/a>, the landlord announced Monday.\u00a0<\/p>\n<p>Founded in 1845, Robinson+Cole is one of the oldest law firms in the U.S. and will occupy the entire 16th and 17th floors of the 36-story Midtown East office tower. The asking rent was not disclosed, but <a href=\"https:\/\/commercialobserver.com\/2026\/02\/turner-and-townsend-lease-100-park-avenue\/\" rel=\"nofollow noopener\" target=\"_blank\">Commercial Observer previously reported<\/a> an asking rent of $75 per square foot at the property between East 40th and East 41st streets.<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2026\/04\/adaptive-security-subleases-barkbox-120-broadway\/\" rel=\"nofollow noopener\" target=\"_blank\">AI Firm Adaptive Security Subleases BarkBox\u2019s 51K-SF Office at 120 Broadway<\/a><\/p>\n<p>\u201cPark Avenue continues to demonstrate exceptional strength as a premier office corridor, attracting top-tier firms seeking high-quality space in a transit-centric location,\u201d Steven Durels, executive vice president and director of leasing and real property at SL Green, said in a statement. \u201cWe are proud to welcome Robinson+Cole to 100 Park Avenue as the building achieves full occupancy.\u201d<\/p>\n<p>SL Green was represented in the lease by <a href=\"https:\/\/commercialobserver.com\/company\/cushman-wakefield\/\" title=\"Cushman &amp; Wakefield\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Cushman &amp; Wakefield<\/a>\u2019s Harry Blair, Barry Zeller, Justin Royce and Pierce Hance, while <a href=\"https:\/\/commercialobserver.com\/company\/savills\/\" title=\"Savills\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Savills<\/a>\u2019 Greg Taubin brokered the deal for the tenant. C&amp;W declined to comment, while a spokesperson for Savills did not immediately respond to a request for comment.\u00a0<\/p>\n<p>The deal represents both a relocation and expansion for Robinson+Cole, which will leave its current offices at 666 Third Avenue. The firm last took 18,478 square feet at 666 Third Avenue in 2012, <a href=\"https:\/\/commercialobserver.com\/2012\/09\/robinson-cole-is-moving-to-the-chrysler-east-building\/\" rel=\"nofollow noopener\" target=\"_blank\">as CO previously reported<\/a>. It is unclear when the firm will move to its new Park Avenue digs.\u00a0<\/p>\n<p>\u201cAs we continue to evolve in a hybrid work environment, it\u2019s essential that when our people come into the office, the experience truly adds value,\u201d J. Michael Wirvin, managing partner of Robinson+Cole, said in a statement. \u201cWith this move, we will more than double our footprint in New York, and our new offices will encourage collaboration, strengthen culture, and support our continued growth in the city.\u201d<\/p>\n<p>Wirvin added that the law firm\u2019s new offices will feature a \u201cstate of the art\u201d conference center and a connected two-floor layout.<\/p>\n<p>100 Park Avenue is a 905,000-square-foot luxury office tower offering tenants amenities including communal conference space, a golf simulator, a game area and a personal training studio. <a href=\"https:\/\/commercialobserver.com\/2026\/01\/sl-green-sells-minority-share-100-park-avenue-rockpoint\/\" rel=\"nofollow noopener\" target=\"_blank\">In January<\/a>, SL Green sold 49 percent of the building to Boston-based private equity firm Rockpoint.<\/p>\n<p>Other tenants of 100 Park Avenue include <a href=\"https:\/\/commercialobserver.com\/2025\/04\/brixmor-lease-sl-green-100-park-avenue\/\" rel=\"nofollow noopener\" target=\"_blank\">real estate services firm<\/a> Brixmor.
