{"id":204206,"date":"2026-04-21T02:08:21","date_gmt":"2026-04-21T02:08:21","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/204206\/"},"modified":"2026-04-21T02:08:21","modified_gmt":"2026-04-21T02:08:21","slug":"ai-firm-adaptive-security-subleases-barkboxs-51k-sf-office-at-120-broadway-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/204206\/","title":{"rendered":"AI Firm Adaptive Security Subleases BarkBox\u2019s 51K-SF Office at 120 Broadway \u2013 Commercial Observer"},"content":{"rendered":"<p>Dog treat and toy subscription company <a href=\"https:\/\/commercialobserver.com\/company\/barkbox\/\" title=\"BarkBox\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">BarkBox<\/a> is subleasing its 51,220-square-foot office in Manhattan\u2019s Financial District to a cybersecurity firm, Commercial Observer has learned.<\/p>\n<p>Artificial intelligence-powered cybersecurity company <a href=\"https:\/\/commercialobserver.com\/company\/adaptive-security\/\" title=\"Adaptive Security\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Adaptive Security<\/a> is taking over the 12th floor of <a href=\"https:\/\/commercialobserver.com\/company\/silverstein-properties\/\" title=\"Silverstein Properties\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Silverstein Properties<\/a>\u2019 120 Broadway, which BarkBox leased and renovated on a 15-year deal starting <a href=\"https:\/\/commercialobserver.com\/2021\/11\/barkbox-relocating-to-52k-sf-at-silversteins-equitable-building\/\" rel=\"nofollow noopener\" target=\"_blank\">in November 2021<\/a>, according to subtenant broker <a href=\"https:\/\/commercialobserver.com\/company\/savills\/\" title=\"Savills\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Savills<\/a>.<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2026\/04\/robinson-cole-lease-sl-green-100-park-avenue\/\" rel=\"nofollow noopener\" target=\"_blank\">Law Firm Robinson+Cole Inks 48K-SF Lease at 100 Park Avenue<\/a><\/p>\n<p>Savills did not immediately disclose the terms or asking rent of the sublease agreement, but the average office asking rent in Lower Manhattan in March was $59.26 per square foot, according to a report from <a href=\"https:\/\/commercialobserver.com\/company\/cbre\/\" title=\"CBRE\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">CBRE<\/a>.<\/p>\n<p>The new deal represents Adaptive Security\u2019s third space in three years, growing from a 6,500-square-foot office to an 18,200-square-foot space within that time, according to Savills.
