{"id":215519,"date":"2026-04-30T15:22:09","date_gmt":"2026-04-30T15:22:09","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/215519\/"},"modified":"2026-04-30T15:22:09","modified_gmt":"2026-04-30T15:22:09","slug":"shorewood-and-bogopa-joint-venture-acquire-130m-for-bronx-project-the-360","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/215519\/","title":{"rendered":"Shorewood and Bogopa Joint Venture Acquire $130M for Bronx Project The 360"},"content":{"rendered":"<p>            <a href=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2026\/04\/Untitled-5-12.jpeg\" data-caption=\"\"><img loading=\"lazy\" decoding=\"async\" width=\"696\" height=\"365\" class=\"entry-thumb td-modal-image\" src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2026\/04\/Untitled-5-12.jpeg\" alt=\"The 360\" title=\"The 360\"\/><\/a><\/p>\n<p><a href=\"https:\/\/www.shorewoodgrp.com\/\" target=\"_blank\" rel=\"noopener nofollow\">Shorewood Real Estate Group<\/a> and Bogopa Enterprises have obtained a $130 million construction loan from PCCP to develop <a href=\"https:\/\/www.jll.com\/en-us\/services\/capital-markets\/\" target=\"_blank\" rel=\"noopener nofollow\">The 360<\/a>, a 304-unit project in The Bronx, N.Y.<\/p>\n<p><a href=\"https:\/\/www.jll.com\/en-us\/services\/capital-markets\/\" target=\"_blank\" rel=\"noopener nofollow\">JLL Capital Markets<\/a> arranged the financing with a team led by Managing Director Lauren Kaufman and Senior Director Nicco Lupo.<\/p>\n<p>Upon completion in 2028, the 13-story community will comprise 47,892 square feet of ground-floor retail, fully leased to Food Bazaar, as well as coworking spaces, a rooftop lounge and gym, among other features.<\/p>\n<p>The 360 will also encompass 76 affordable units, in alignment with the 485-x program, which provides tax exemption and, in exchange, developers set aside 25 percent of a project\u2019s apartments as affordable. Apartments will be reserved for households earning up to 60 percent of the area median income.<\/p>\n<p>Additional incentives include the FRESH certification, which provides zoning incentives for projects with qualifying grocery stores, as well as the brownfield cleanup program, which may offer tax credits and technical oversight for developers.<\/p>\n<p>Carrying the address 350 Grand Concourse, the project will rise in the South Bronx neighborhood of Mott Haven, which benefits from the Manhattan spillover effect.
