This is a first-floor apartment, but it’s parlor level, which means improved light and no street-level windows. There’s also a private garden, though it has been paved over. The space has been recently renovated with red oak plank flooring, nicely maintained exposed brick, and ash-wood radiator covers that are quite lovely. The kitchen is tucked into a narrow little nook but is luxuriously outfitted: white oak cabinetry, quartz countertops, a JennAir French door refrigerator, and Bosch dishwasher. The bedroom lacks closets (there are two at the entrance of the apartment) but is quiet and opens to the backyard. Maintenance is $1,012 and amenities are predictably modest, just laundry and bike storage, but the real draw is proximity to the park across the street. The place is also close to Seventh Avenue retail and restaurants and an eight-minute walk from the practice of a Jungian analyst who quotes Deborah Levy on his website.

175 Amity Street, D3

      175 Amity Street, D3
Photo: Engel and Völkers Brownstone Brooklyn

A one-bedroom co-op with bay windows that face south for all-day light. This is another recent renovation, most of which can be felt in the kitchen upgrades: a vented Bertazzoni range, Bosch dishwasher, and Shaker-style cabinets. The counter also creates a built-in dining area, and the vented range is a worthy touch, since the open kitchen sits back from the living room and has no windows of its own. The living room is simple but a nice size with some floor-to-ceiling built-ins; the windows are the statement. The bedroom appears to have room for a king but little else, though the floor-to-ceiling closets (which take up the whole width of the room) provide a good amount of storage. The bathroom looks refreshed with simple black-and-white tile. A smallish, four-story building, so no real flare in the amenities — laundry, bikes, cold storage — and maintenance is $1,636. A sweet little area, though. Court Street Bagels is right there, along with a Trader Joe’s down the block and, among many other retail options, a brick-and-mortar The RealReal for simplified returns. (Or is that just my problem?)

130 West 16th Street, #6

      130 West 16th Street, #6
Photo: Compass

A one-bedroom co-op on a pleasant stretch of West 16th. This renovation is a bit splashier than the others, starting in the kitchen with a Wolf range and hood, Subzero fridge, Miele dishwasher, Miele washer and dryer, and heated floors. The heated floors in the also-updated bathroom make a little more sense to me, and there’s a Toto Neorest toilet. The main upgrade to the living room is a lovely set of built-ins. The bathroom sits to the back of the apartment and affords the space its triple exposures, which are nice for a breeze. Maintenance is $1,175 and gets you an elevator, a security system, a bike room, and a “planted roof deck with sweeping city views.” There’s even laundry should your in-unit set need supplementing. Open living room and kitchen with pleasantly sage lower cabinetry and an island for prep space and additional seating. The parquets seem nicely maintained with great little border details. Lots of other pre-war features to like, such as the archways and the inset curio-cabinet. The bedroom is basically a mirror of the living with three windows of its own, room for a king, and three closets on the back wall. The bathroom is simple pre-war, but what’s not to like about that? Maintenance is low at $820 a month, and the building comes with a no-frills basement gym, a playroom, an elevator, laundry, and great proximity to Ditmas’s retail and restaurant strip, humble though it may be. Transit is close, too.
