A reimagined cast iron building in the heart of New York City<\/a>‘s Tribeca<\/a> has already become one of Manhattan<\/a>‘s most sought-after residences\u2014with buyers snapping up almost every unit inside the property before construction had even been completed. <\/p>\n

32 Walker Street is a seven-story, five-unit property that blends historic architecture with modern luxury, courtesy of an extensive overhaul that, when completed, will see a once-crumbling street corner transformed into a hot spot of design excellence. <\/p>\n

But while construction on the luxury residence\u2014which combines an existing L-shaped structure with a newly built property\u2014is ongoing, Serhant listing agent and “Owning Manhattan” star Peter Zaitzeff<\/a>, who is representing all of the units, notes that interest in the finished result has already reached fever pitch.<\/p>\n

Of the five units that will be available, three have already sold in off-market deals, while the remaining two\u2014one priced at $11.49 million<\/a> and the other, a penthouse, listed for $17.99 million<\/a>\u2014are already attracting significant interest. <\/p>\n

According to Zaitzeff, the quick sale of the units comes down to just a few factors that help to make the building such a standout.<\/p>\n

“There\u2019s a bunch of things that are really special to the building. First of all, the original building was L-shaped, it\u2019s a cast iron building, old-school Tribeca loft,” Zaitzeff explained to Realtor.com\u00ae<\/a>. <\/p>\n

The buildings designers, SOMA Architecture and The Turett Collaborative, worked with the Landmarks Preservation Commission to create a concept that would marry the original architecture of the existing building with the luxurious new structure. <\/p>\n

\u201cWe were able to get through Landmarks to reconfigure that building and merge it into the old building,\u201d Zaitzeff said, noting that the project offers \u201cthe best of both worlds\u201d by pairing \u201cold-school cast iron arched windows\u201d with \u201cbrand new\u201d living spaces featuring \u201chuge French doors.\u201d<\/p>\n

The result is a product that stands apart in a market where space is increasingly scarce.<\/p>\n

Zaitzeff explained that developers are often forced to \u201cfit more things into smaller apartments,\u201d leading to compromises in storage and layout\u2014even in high-end homes.<\/p>\n

\u201cWe\u2019re 3,300 square feet for technically a three-bedroom, but could be easily a four,\u201d Zaitzeff said, describing the layouts as \u201cgracious and livable\u2014not spaces that were small and confined.\u201d<\/p>\n

\u201cOur first apartment floor is 13.8 [feet]. Then 13.6. Then 12.6. So, like, really high ceiling heights that create a really gracious and grand feeling,\u201d he noted, adding that such dimensions are \u201cnot typical of new development right now.\u201d<\/p>\n

One of the remaining units, which is priced at just over $11 million, comes complete with floor-to-ceiling arched windows, which allow natural light to flood inside, a chef’s kitchen with a chic marble island, a powder room, and more. <\/p>\n

The primary bathroom boasts a dual marble vanity and large soaking tub. <\/p>\n

Meanwhile, the penthouse is the epitome of luxury thanks to its panoramic views of the NYC skyline, oversized closets, private terraces, outdoor grill and kitchen, and a separate kitchenette on the upper floor. <\/p>\n

Those design elements have helped drive demand even without a formal sales push.<\/p>\n

\u201cThere\u2019s five units. We\u2019ve sold 60% of the building\u2014three of those units\u2014and all of those units were sold off-market,\u201d Zaitzeff revealed, describing a quiet, broker-driven process that took place \u201cover what was probably the most brutal winter we\u2019ve had in the last 10 years.\u201d<\/p>\n

Buyers span a range of profiles, from a pied-\u00e0-terre owner splitting time with Florida<\/a> to both young and established New York<\/a> families. <\/p>\n

Meanwhile, interest in the remaining units, particularly the penthouse, is already strong. <\/p>\n

\u201cWe\u2019ve done a number of showings for the penthouse already, I think it will be a very young tech buyer. We do have an offer that we\u2019re negotiating right now,” he revealed.<\/p>\n

\u201cEverybody wants to be where it\u2019s cool, it\u2019s fun, it\u2019s hip, this is the best place to be,” he added. <\/p>\n

At the same time, rising renovation costs have made turnkey properties even more attractive.<\/p>\n

\u201cConstruction costs have gone up close to 100%,\u201d he explained. \u201cInstead of spending two, three years of your life on a renovation, you can buy into a really beautiful, designed new development. What\u2019s the most important thing for people, is time.\u201d<\/p>\n

That combination of convenience, design, and scarcity has made 32 Walker a standout\u2014even among New York City\u2019s crowded luxury pipeline.<\/p>\n

“I\u2019ve sold a lot of new developments; this project is probably the nicest project that I\u2019ve ever sold, or ever gotten to be a part of,” Zaitzeff admitted.<\/p>\n
