The living room is a nice size, has lovely beamed ceilings, eastern exposures, and a working fireplace in a striking matte black. The hardwood floors throughout are nicely maintained with thin beams and decorative borders. The bedroom can fit a king and has three closets and appealing black metal casement windows with dual exposures — east and north. The kitchen is spacious with room enough for an island and a delightfully functional walk-in pantry. The windowed bathroom’s honeycomb tile is perfect, though I’m a bit allergic to the pale seafoam paint. Maintenance is $1,743 and will get you quite a lot: Electric, heat, and AC are included. The building has a 5,000-square-foot private garden, laundry, roof terrace, 24-hour doorman, concierge, and bike storage. No pieds-à-terre, per co-op rules, which we respect. The location is great, too: Close to Union Square and that sweet little strip of Irving for coffee and pastries at Irving Farm and ice cream at Caffè Panna. Head north for takeout from the Smile and pantry staples at Kalustyan’s.

8 Pierrepont Street, #3

      8 Pierrepont Street
Photo: Compass

A one-bedroom co-op in a Pierrepont townhouse with a private terrace to take in all those mature trees. This place also happens to be a floor-through with custom woodwork throughout — a very grown-up apartment. (“This is where novels get written,” per the broker.) The living room is compact but has high ceilings, oversize windows, and charming wooden radiator covers and built-ins. It flows into the open “cook’s kitchen” with lots and lots of cabinets, a dishwasher, and counter seating. There’s more wood in the bathroom, then into the bedroom, which has room for a king and built-in storage that includes a closet that takes up an entire wall. There’s also a decorative fireplace, with appealing green tile and a massive mantle mirror, and a step-through door that looks like a window and leads onto a spacious private terrace. Maintenance is $2,037 with no real amenities to speak of, but your apartment does come with a washer-dryer. It’s a second-floor walk-up, which is also very humane. Transit in all directions, easy access to the promenade, and close enough to L’Appartement 4F that you’ll eventually get to try the sourdough.

215 West 91st Street, #94

      215 West 91st Street
Photo: Brown Harris Stevens

A one-bedroom co-op in a lovely Beaux-Arts building right off Broadway. We’re generally anti-virtual staging here, but if a Sputnik chandelier and sleeker sofas help buyers see the natural appeal of this graciously laid-out apartment then so be it. Enter through a foyer and to your right there’s a stand-alone dining room with classic crown moulding and southern exposures. Continue on to reach the kitchen, a nicely appointed galley with quartz countertops, and decent storage. Stay straight at the foyer and reach the living room, with an oversize window, western exposures, and good parquets. The bedroom is set back at its own end of the apartment, which we like, and has south and western exposures for nice breezes and great light. Tight for a king but it will fit, and there are two closets. The bathroom is no frills — the tile is large format, Home Depot standard, and dated. Maintenance is high at $2,726, but the building has a 24-hour doorman, live-in super, elevator, laundry, a playroom, and a shared roof deck (the bike and storage rooms might come with an additional fee). Location allows you to pick a favorite park — Central or Riverside — as both are walking distance.

12 East 97th Street, 2G

      12 East 97th Street
Photo: Brown Harris Stevens

A one-bedroom co-op in Carnegie Hill, a neighborhood I’ve come to really love. A massive living room, nearly 20 feet long, has high, beamed ceilings and corner built-ins for charm and storage. Pass through to the dining nook off the galley kitchen, which the listing describes as “triple mint condition” though is otherwise short on details. Back through the living room and down a nice hallway that features three closets there’s a stately bathroom (the tile is lovely) and a bedroom with more built-ins, double exposures, and one window that appears to run the length of the room. The maintenance is very Carnegie Hill at $2,238 a month, but there’s a doorman, storage, and central laundry, and Central Park is basically your yard. It’s steps to Fifth Avenue, though keep in mind the 97th Street of it all — you’re basically on the transverse, which means higher-volume traffic than other blocks in the neighborhood. That said, it’s still an incredibly sweet area. Get to know Yura on Madison, arguably the best chicken fingers I’ve ever had in my life. Ditto for the roast-beef sandwiches.

Sign Up for the Curbed Newsletter

A daily mix of stories about cities, city life, and our always evolving neighborhoods and skylines.

Vox Media, LLC Terms and Privacy Notice

By submitting your email, you agree to our Terms and Privacy Notice and to receive email correspondence from us.

  Related

Photo-Illustration: Curbed; Photo: Compass For under a million dollars, one can find all sorts of housing configurations: park-…

[8
21005,433,6748,24270,465,4709,9715,9,18723,56,63,65,64,72560,1491,461,463,62
post-227041","post","type-post","status-publish","format-standard","has-post-thumbnail","category-new-york-city","tag-affordable-apartments","tag-affordable-housing","tag-brooklyn-heights","tag-buying-an-apartment-in-new-york-city","tag-carnegie-hill","tag-central-park","tag-gramercy-park","tag-new-york","tag-new-york-city-real-estate","tag-ny","tag-nyc","tag-nyc-headlines","tag-nyc-news","tag-one-bedrooms","tag-real-estate","tag-the-real-estate","tag-under-a-million","tag-upper-west-side
["GET
