A Luxury Market Analysis<\/a><\/p>\n<p>\u00a0<\/p>\n<p>\u00a0<\/p>\n<p>Will this deter potential $5 million+ vacation home buyers?<\/p>\n<p>Is an additional 1 percent property tax going to deter people from buying a $5 million + vacation home in Manhattan?\u00a0 I don\u2019t think so for the reasons below.<\/p>\n<p style=\"padding-left: 40px;\">1) A vacation home is very discretionary and a lifestyle.\u00a0 No ultra high net worth individual is going to say he\/she is not buying a vacation home in Manhattan because the property tax is now 2 percent instead of 1 percent.<\/p>\n<p style=\"padding-left: 40px;\">2) In the context of numbers, by having a vacation home, the property owner is already foregoing 5 percent in gross rental income.\u00a0 Why would an additional 1 percent make a difference?<\/p>\n<p style=\"padding-left: 40px;\">2) The volatility of Manhattan property\u2019s price increases, the buyer\u2019s operating businesses, stock market portfolio and currency fluctuation (if a foreign buyer), far exceeds this 1%.<\/p>\n<p style=\"padding-left: 40px;\">3) How about Manhattan\u2019s competitors?\u00a0 There is much talk about wealth flight to Miami.\u00a0 But the property taxes in Miami is already about 2 percent, already double that of Manhattan and same as if the pied-a-terre tax affects the property.<\/p>\n<p><a style=\"color: #0000ff;\" href=\"https:\/\/en.wikipedia.org\/wiki\/London\" rel=\"nofollow noopener\" target=\"_blank\">London<\/a> imposes additional <a style=\"color: #0000ff;\" href=\"https:\/\/en.wikipedia.org\/wiki\/Stamp_duty\" rel=\"nofollow noopener\" target=\"_blank\">stamp duty<\/a> surcharges on non-UK residents purchasing residential property, on top of existing progressive transaction taxes.<\/p>\n<p><a style=\"color: #0000ff;\" href=\"https:\/\/en.wikipedia.org\/wiki\/Singapore\" rel=\"nofollow noopener\" target=\"_blank\">Singapore<\/a> imposes one of the world\u2019s highest foreign buyer taxes through its <a style=\"color: #0000ff;\" href=\"https:\/\/www.iras.gov.sg\/taxes\/stamp-duty\/for-property\/buying-or-acquiring-property\/additional-buyer&#039;s-stamp-duty-(absd)\" rel=\"nofollow noopener\" target=\"_blank\">Additional Buyer\u2019s Stamp Duty<\/a> (ABSD), which can reach 60% for foreign purchasers.<\/p>\n<p>By contrast, Manhattan currently does not impose a foreign buyer stamp duty specifically targeting overseas purchasers.\u00a0 So when comparing to competitors, Manhattan\u2019s cost of ownership is very efficient.<\/p>\n<p>\u00a0<\/p>\n<p>\u00a0<\/p>\n<p>Conclusion<\/p>\n<p>In conclusion, the drivers for Manhattan\u2019s ultra luxury buyers remain<\/p>\n<p>Irreplaceable, globally recognized asset with finite supply<br \/>\nStructural hub for finance, tech, capital flow<br \/>\nUSD exposure<br \/>\nEase of ownership<br \/>\nStable legal framework<br \/>\nExit liquidity<\/p>\n<p>I don\u2019t think a $5 million+ vacation home buyer is going to change his\/her mind because there\u2019s an
