Asking rent was $75 per square foot.<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2026\/05\/gigi-hadid-guest-in-residence-lease-1061-madison-avenue\/\" rel=\"nofollow noopener\" target=\"_blank\">Gigi Hadid\u2019s Guest in Residence Brand Leases Second NYC Store at 1061 Madison Avenue<\/a><\/p>\n<p>The circa-1900 office building, also known as the Spingler Building, sits between East 14th and East 15th streets and overlooks Union Square Park.\u00a0<\/p>\n<p>Buchbinder\u2019s William Abramson and Matthew Olden represented the tenant in the negotiations, while GFP\u2019s Eric Gural and Matthew Colavita represented the landlord in-house.\u00a0<\/p>\n<p>Profound, founded in 2024 officially as <a href=\"https:\/\/commercialobserver.com\/company\/cooper-square-technologies\/\" title=\"Cooper Square Technologies\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Cooper Square Technologies<\/a>, helps brands increase their online exposure by monitoring how artificial intelligence search engines and chatbots recommend those brands to users.<\/p>\n<p>The new Union Square lease marks the fast-growing firm\u2019s second office location along the street, neighboring its 7,500-square-foot office at 1 Union Square West.
