For under a million dollars, one can find all sorts of housing configurations: park- and subway-adjacent studios, one-bedrooms hidden in carriage houses or former shoe factories, and even the occasional true two-bedroom. We\u2019re combing the market for particularly spacious, nicely renovated, or otherwise worth-a-look apartments at various six-digit price points.\u00a0<\/p>\n

This week: A spacious one-bedroom in midtown and a converted brownstone in Bedford-Stuyvesant.<\/p>\n

A one-bedroom co-op in a prewar building that once housed artist studios.\u00a0The roomy entry foyer leads to a dramatic living area with a wall of north-facing casement windows.There\u2019s also a wood-burning fireplace and beamed\u00a0nine-foot ceilings. The windowed kitchen has been updated with granite countertops and sleek appliances that include an LG fridge with French doors and a Miele dishwasher. (At the end of the kitchen is a bonus bathroom.) The oversize southern-facing bedroom has views of the building\u2019s private garden and comes with three closets (one is a walk-in) and an en suite bathroom. The monthly maintenance is a steep $3,042, but it does get you access to the landscaped garden, a roof terrace, shared laundry, basement storage, and a live-in superintendent. It\u2019s just a four-minute walk to the 51st Street 6 train and quite close to the addictive Kati Roll spot on 53rd.<\/p>\n

Another well-proportioned one-bedroom co-op on Ocean Parkway, which is just stacked with them. The foyer leads to an enormous living-dining area that overlooks the tree-lined boulevard, with parquet floors and plenty of space to play around with (currently, it\u2019s furnished with a dining table, a sofa and armchairs, two desks, and a harp). The kitchen has a window and was updated a few years ago with sleek moss-green cabinets and stainless-steel appliances. The bedroom has double exposures and can easily fit a king, but it also comes with a walk-in and\u00a0standard-size closet. (Storage isn\u2019t an issue here: There\u2019s another walk-in off the foyer and a fourth closet next to the bathroom.) The $817 maintenance goes toward bike storage and a live-in super. It\u2019s an eight-minute walk to the F\/G station and less than 10 minutes to Werkstatt for excellent kielbasa.<\/p>\n

The parlor-level layout is pretty ideal: The bedrooms are tucked away at opposite ends of the apartment, and there\u2019s ample storage in the form of three closets and an L-shaped storage room. The primary bedroom has dual exposures and an en suite bath with a soaking tub; the second bedroom faces Putnam Avenue through a pair of oversize windows framed by original wood cornices, with a matching decorative fireplace that\u2019s been beautifully restored. It\u2019s all anchored around the kitchen, which has been updated with stainless-steel appliances and a quartz countertop. (Other bonuses here include central AC and an in-unit washer-dryer.)\u00a0The monthlies are a low $545. There\u2019s a shared roof deck, too. It\u2019s an 11-minute walk\u00a0to the C train and an eight-minute walk to Frog wine bar.<\/p>\n

A one-bedroom condo at the Rivera Court that has a\u00a0private terrace. It\u2019s a top-floor unit with southern and eastern exposures, and an internal staircase leads up to the rooftop deck. The kitchen comes with classic white cabinetry, and the bedroom has a walk-in and a standard\u00a0closet. The bathroom is just off the narrow entry hallway, and the shower\u2019s checkerboard tiling provides some charm. It\u2019s $1,748 for the monthlies, which get you a live-in super and full-time doorman, communal laundry, and bike storage. The location is prime Prospect Heights: A ten-minute walk to the Grand Army Plaza 2\/3 subway station and just a little further on to Prospect Park.<\/p>\n
