Sepulveda Blvd. in Manhattan Beach"},"content":{"rendered":"<p>The<a href=\"https:\/\/la.urbanize.city\/neighborhood\/manhattan-beach\" rel=\"nofollow noopener\" target=\"_blank\"> City of Manhattan Beach\u00a0<\/a>has issued an environmental clearance for a proposed multifamily residential building along one of its busiest commercial corridors.\u00a0<\/p>\n<p>The project at 2301 N. Sepulveda Boulevard, in the works since last year, calls for the construction of a seven-story building featuring 40 studio, one-, and two-bedroom apartments above a parking garage with space for 47 vehicles.<\/p>\n<p>Project applicant Matt Moore of 2301 N. Sepulveda, LLC, the family-owned entity which controls the site, will be required to provide three moderate-income units and eight low-income units within the building in exchange for <a href=\"https:\/\/www.manhattanbeach.gov\/home\/showpublisheddocument\/55766\/639004586861670000\" rel=\"nofollow noopener\" target=\"_blank\">density bonus incentives\u00a0<\/a>permitting the project at this scale.<\/p>\n<p>A rendering of the project depicts a contemporary podium-type building.<\/p>\n<p><a href=\"https:\/\/easyreadernews.com\/residential-overlay-district-developer-defends-north-sepulveda-residential-project\/\" rel=\"nofollow noopener\" target=\"_blank\">Easy Reader News reports<\/a> that has faced pushback from neighbors who have objected to the building&#8217;s scale and perceived negative impacts on adjacent single-family homes.<\/p>\n<p>The project would be developed within <a href=\"https:\/\/www.manhattanbeach.gov\/departments\/community-development\/planning-and-zoning\/zoning-development-regulations\/residential-overlay-district\" rel=\"nofollow noopener\" target=\"_blank\">Manhattan Beach&#8217;s Residential Overlay District<\/a>, which was established as part of the City&#8217;s 6th Cycle Housing Element in March 2023.
