Enter through an original pocket door to find original parquet floors with walnut inlay, bay windows with stained-glass transoms and leafy views, and a wood-burning fireplace with a mahogany mantel that matches the custom built-ins that line the rest of the wall. The skylight over the main living space would be enough on its own, but there’s also a quartet of arched windows to catch the golden-hour western glow. There’s also a wood-burning fireplace in this one. The kitchen is small but windowed and thankfully offset from the living room. (Your sheets won’t smell like last night’s dinner.) The bathroom’s had a recent update, too, but it reads more ’90s hotel than anything. A part-time super and bike storage will cost you $1,082 in monthlies, and there’s a $275.39 assessment through the end of February 2027 along with a 3 percent flip tax. It’s a studio, but it’s not overly tiny — you can manage a dining nook or, as staged, that and a little working table. The bedroom alcove can fit a queen, and the kitchen has a surprisingly solid amount of storage space. (It’s also separate from the main space, has been updated, and comes with granite counters and stainless-steel appliances.) The bathroom, meanwhile, has a new TOTO toilet. Monthlies maintenance, at a humane $891, comes with a part-time super and on-site laundry. (There’s also an ongoing assessment of $270.32 until the building’s commercial-basement space is rented out.) The location is pretty central, too: a few minutes to the L at Third Avenue, and even less than that to Veselka for 24-hour pierogi and blintzes, just as God intended.

325 Central Park West, Apt. 1S

This Central Park West Studio, as seen in this listing photo, has great prewar proportions.
Photo: Compass

An address on Central Park West at West 93rd Street with generous prewar proportions. This studio has “tremendous potential,” per the listing, but the simplicity of the space makes this a far less intimidating renovation project than basically any other “bring your contractor” sale we’ve seen in recent months. The gist: A pair of oversize windows with wooden shutters look out onto Central Park. There’s exposed brick and yet another fireplace. The sleeping alcove offers more privacy than the typical studio due to floor-to-ceiling built-ins. The biggest undertaking here might be the kitchen, but the space is small enough that the updates likely won’t hurt too bad. The monthly maintenance is $1,814, and here that supports in-building laundry and a super. The location is, again, pretty divine: a five-minute walk to the 96th Street B/C station and Jacob’s Pickles for its well-regarded fried chicken.

Sign Up for the Curbed Newsletter

A daily mix of stories about cities, city life, and our always evolving neighborhoods and skylines.

Vox Media, LLC Terms and Privacy Notice

By submitting your email, you agree to our Terms and Privacy Notice and to receive email correspondence from us.

See All

The oversize skylight in this West Village penthouse studio, as seen in this listing photo, would’ve been good…

[36
433,98,100,6748,99,7624,86506,9,24,7865,63,100836,1491,13472,461,463,62,2380
post-259051","post","type-post","status-publish","format-standard","has-post-thumbnail","category-brooklyn","tag-affordable-housing","tag-brooklyn","tag-brooklyn-headlines","tag-brooklyn-heights","tag-brooklyn-news","tag-east-village","tag-moving-month","tag-new-york","tag-new-york-city","tag-new-york-real-estate","tag-nyc","tag-pre-war-apartments","tag-real-estate","tag-studio-apartments","tag-the-real-estate","tag-under-a-million","tag-upper-west-side","tag-west-village
["GET
