{"id":262283,"date":"2026-06-10T19:45:29","date_gmt":"2026-06-10T19:45:29","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/262283\/"},"modified":"2026-06-10T19:45:29","modified_gmt":"2026-06-10T19:45:29","slug":"the-plan-in-long-island-city-an-old-paint-factory-pops-as-condos-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/262283\/","title":{"rendered":"The Plan: In Long Island City, an Old Paint Factory Pops as Condos \u2013 Commercial Observer"},"content":{"rendered":"<p><a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/www.youtube.com\/watch?v=36-2ko6dlvM&amp;list=PLiph73AH9z4wlJg3en6Q7vOC___SWN0y9\">A paragon of royalty, their loyalty is to Long Island City<\/a>.<\/p>\n<p><a href=\"https:\/\/commercialobserver.com\/company\/zd-jasper-realty\/\" title=\"ZD Jasper Realty\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">ZD Jasper Realty<\/a>\u2019s latest condominium project in Long Island City, Queens, is a 23-story, 182-unit luxury property that pays homage to the area\u2019s industrial past while helping to expand its future as a premier residential neighborhood.\u00a0<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2026\/06\/apex-investments-housing-530-utica-avenue\/\" rel=\"nofollow noopener\" target=\"_blank\">Apex Investments Files Plans for 224 Apartments in Brooklyn<\/a><\/p>\n<p>Located at 40-45 Vernon Boulevard, the Paragon condo building \u2014 so named as it sits on the site of the former Paragon Paint factory \u2014 will offer owners studio to four-bedroom residences ranging from $685,000 to $3.5 million.\u00a0<\/p>\n<p>\u201cTo us, the Paragon Paint factory represented the old, but also provided a kind of colorful palette,\u201d Kayla Lee, a broker with marketing and sales agency <a href=\"https:\/\/commercialobserver.com\/company\/serhant\/\" title=\"SERHANT\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">SERHANT<\/a>, told Commercial Observer. \u201cWe wanted to go a little bit more bold than what you typically see in LIC. In LIC, you could walk into three different buildings, and they almost look identical. Here we wanted to play with color.\u201d\u00a0<\/p>\n<p>At the Paragon, those colorful elements are bold marble, warm tones and green tile in the bathrooms, while penthouse marbling will have elements of purple, and the amenities spaces will pop with bright and vibrant shades.\u00a0<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-570839 alignleft\" src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2026\/06\/PlanBox-45-40-Vernon-Blvd.jpg\" alt=\"Who's what at 45-40 Vernon Boulevard, Queens.\" width=\"273\" height=\"300\"   title=\"The Plan: In Long Island City, an Old Paint Factory Pops as Condos\"\/><\/p>\n<p>Condo features also include keyless entry, city and waterfront views, with some residences coming with private outdoor space. Ceilings reach up to 12 feet, while hardwood oak floors run throughout each home. The kitchens feature marble stone countertops, Bosch and Gaggenau appliances, and there are custom wood vanities in the bathrooms.\u00a0<\/p>\n<p>\u201cWe\u2019ve already put a whole bunch into contract,\u201d Lee said. \u201cA lot of larger units have been moving very fast, because there\u2019s not a lot of three- and four-bedrooms in Long Island City that can meet everybody\u2019s needs.\u201d<\/p>\n<p>Lee, who had lived in Long Island City for 12 years, said she\u2019s been noticing more residents, particularly young families, staying in the area rather than exiting for the suburbs. She said the Paragon meets the needs of people who don\u2019t want to have to leave the city when the kids hit a certain age.\u00a0<\/p>\n<p>\u201cBefore, when your kid hit the third grade, you would move to the suburbs,\u201d she said. \u201cNow, different buildings have different amenities that are more child-friendly, more schools have been set up in the area, and we\u2019re definitely seeing families staying longer.\u201d<\/p>\n<p>The Paragon, which is one of eight Long Island City properties listed in ZD Jasper Realty\u2019s <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/www.zdjasper.com\/portfolio\/\">portfolio<\/a>, will feature a mix of public and private amenities.\u00a0<\/p>\n<p>Residents alone will get to enjoy a landscaped rooftop featuring pergolas and grills, a sky lounge on the 20th floor with indoor and outdoor seating, a fitness center, a pickleball court, a children\u2019s play center, and a coworking lounge equipped with a pool table. Amenities will also include a golf simulator space, and a karaoke and entertainment room.\u00a0<\/p>\n<p>\u201cWhat\u2019s great is, as part of the selling process, we tell people these are the amenities that not only are you going to be using, but also, down the line, if you\u2019re selling or renting, it\u2019s going to help you maximize value,\u201d Lee said.\u00a0<\/p>\n<p>Amenities open to the public will include lower-level retail space and a large open space with a waterfront park and a walkway that connects to the East River.\u00a0<\/p>\n<p>ZD Jasper Realty expects closings at the Paragon to begin in November.\u00a0<\/p>\n<p>Amanda Schiavo can be reached at aschiavo@commercialobserver.com<\/p>\n","protected":false},"excerpt":{"rendered":"A paragon of royalty, their loyalty is to Long Island City.
