{"id":27162,"date":"2025-11-03T18:46:26","date_gmt":"2025-11-03T18:46:26","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/27162\/"},"modified":"2025-11-03T18:46:26","modified_gmt":"2025-11-03T18:46:26","slug":"david-stark-design-leases-prologis-entire-31k-sf-brooklyn-logistics-center-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/27162\/","title":{"rendered":"David Stark Design Leases Prologis\u2019 Entire 31K-SF Brooklyn Logistics Center \u2013 Commercial Observer"},"content":{"rendered":"<p><a href=\"https:\/\/commercialobserver.com\/company\/prologis\/\" title=\"Prologis\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Prologis<\/a> has leased one of its logistics centers in Brooklyn to a creative design agency.<\/p>\n<p><a href=\"https:\/\/commercialobserver.com\/company\/david-stark-design-and-production\/\" title=\"David Stark Design and Production\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">David Stark Design and Production<\/a>, a full-service event design, planning and production company, has signed a lease for the entire 31,450-square-foot industrial warehouse at 280 Johnson Avenue in Bushwick, landlord Prologis announced Monday.<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/?p=553287\" rel=\"nofollow noopener\" target=\"_blank\">JP Morgan\u2019s 270 Park Avenue Is Very Much of the Moment in Manhattan<\/a><\/p>\n<p>In addition to the warehouse, David Stark will have access to a 5,000-square-foot parking lot on the property, which will \u201csupport [the company\u2019s] day-to-day operations and long-term growth,\u201d according to the announcement.<\/p>\n<p>\u201cThis project reflects our ongoing commitment to repositioning urban industrial properties to support our customers,\u201d Andrew Forsyth, vice president and leasing officer for Prologis, said in a statement. \u201cBushwick\u2019s creative energy, combined with excellent regional connectivity, make this an outstanding home for a world-class design firm like David Stark.\u201d<\/p>\n<p>The length of the lease and asking rent were unclear, but <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/www.cbre.com\/insights\/figures\/new-york-city-industrial-figures-q3-2025\">a report from CBRE<\/a> found industrial rents in Brooklyn averaged $30.83 per square foot during the third quarter of 2025. David Stark\u2019s current facility is 0.6 miles away at 219 36th Street near the South Brooklyn Marine Terminal, but it was not clear if the new Bushwick outpost is an expansion or a relocation.<\/p>\n<p><a href=\"https:\/\/commercialobserver.com\/company\/spaces-commercial-real-estate\/\" title=\"Spaces Commercial Real Estate\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Spaces Commercial Real Estate<\/a>\u2019s Jack Cohen brokered the deal for the tenant, while <a href=\"https:\/\/commercialobserver.com\/company\/pinnacle-realty-of-new-york\/\" title=\"Pinnacle Realty of New York\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Pinnacle Realty of New York<\/a>\u2019s David Junik and Decio Baio represented the landlord. Spokespeople for David Stark and Spaces Commercial Real Estate did not immediately respond to requests for comment.<\/p>\n<p>Prologis\u2019 warehouse between Bushwick Avenue and White Street was recently renovated through a \u201cfull-scale rehabilitation,\u201d including updates focused on \u201cmodern functionality, operational efficiency and flexible layouts,\u201d the announcement said.<\/p>\n<p>\u201c280 Johnson Avenue demonstrates the power of thoughtful redevelopment,\u201d Junik said in a statement. \u201cAs a long-standing partner to the New York City business community, Prologis transformed this site into a modern, efficient space that David Stark Design recognized as an opportunity to elevate their business.\u201d<\/p>\n<p>News of the deal comes after Prologis reported a record 62 million square feet of lease signings and an average occupancy rate of 94.8 percent during the third quarter of 2025, <a href=\"https:\/\/commercialobserver.com\/2025\/10\/prologis-earnings-leasing-data-center-investment\/\" rel=\"nofollow noopener\" target=\"_blank\">as Commercial Observer previously reported<\/a>. The industrial giant also reported revenue of $2.2 billion and a net income of $762.9 million during the period.<\/p>\n<p>Prologis has also made leasing moves of its own recently.
