Financial District Businesses Want Space for People Not Cars"},"content":{"rendered":"<p class=\"wp-block-paragraph\">Bar the cars to fill the bars.<\/p>\n<p class=\"wp-block-paragraph\">Lower Manhattan\u2019s congested Financial District has a lot of foot traffic, but a lot of storefront vacancies \u2014 and area businesses hope limiting or banning private vehicle access could change that.<\/p>\n<p class=\"wp-block-paragraph\">Private automobiles hog the scarce street scape of downtown\u2019s narrow and windy roads, squeezing the growing population of people living and working there into tiny sidewalks. Mayor Mamdani should make good on his <a rel=\"noopener noreferrer nofollow\" target=\"_blank\" href=\"https:\/\/nyc.streetsblog.org\/2025\/07\/04\/beach-reading-zohran-mamdanis-answers-to-streetsblogs-mayoral-candidate-survey\">campaign promise<\/a> to pedestrianize FiDi \u2013 a move that <a href=\"https:\/\/nyc.streetsblog.org\/2024\/11\/18\/car-free-streets-are-good-for-business-yet-another-report-shows\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">has boosted<\/a> <a href=\"https:\/\/nyc.streetsblog.org\/2026\/01\/30\/open-streets-are-business-incubators-yet-another-report-shows\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">business elsewhere<\/a> <a href=\"https:\/\/nyc.streetsblog.org\/2022\/10\/25\/citys-open-streets-program-sparked-economic-growth-during-pandemic-new-report-shows\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">time and again<\/a>, neighborhood merchants said.<\/p>\n<p class=\"wp-block-paragraph\">\u201cIt would be a much more enjoyable space to be, because it is a changing neighborhood,\u201d said Wilson Johnson, who owns the coffee shop Suited on John Street. \u201cIf the car part can be ultimately limited, the pedestrian aspect of what\u2019s possible with FiDi \u2013 I think \u2013 would make up for the joy in that.\u201d<\/p>\n<p class=\"wp-block-paragraph\">Owners of local establishments yearn for more car-free spaces like the booming examples that already exist in Lower Manhattan, such as Stone Street or the New York Stock Exchange, they told Streetsblog. The increasingly residential area is ripe for a major overhaul that prioritizes people, not the movement and storage of personal cars, merchants said.<\/p>\n<p class=\"wp-block-paragraph\">Residents and local <a rel=\"noopener noreferrer nofollow\" target=\"_blank\" href=\"https:\/\/nyc.streetsblog.org\/2025\/08\/29\/pedestrianize-the-financial-district-lower-manhattan-council-member-says\">politicians<\/a> have for years tried to curb the constant stream of cars, but mayoral administration after administration and the neighborhood\u2019s influential business improvement district, the Downtown Alliance, have <a rel=\"noopener noreferrer nofollow\" target=\"_blank\" href=\"https:\/\/nyc.streetsblog.org\/2025\/12\/08\/no-better-place-mamdani-must-pedestrianize-financial-district\">balked at bigger thinking<\/a>, like pedestrianization or <a href=\"https:\/\/nyc.streetsblog.org\/2026\/05\/20\/mamdanis-path-to-low-traffic-neighborhoods-could-run-through-queens\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">low-traffic neighborhoods<\/a>.<\/p>\n<p class=\"wp-block-paragraph\">The Financial District and nearby Battery Park City suffer the highest storefront vacancy in the entire city, <a href=\"https:\/\/comptroller.nyc.gov\/reports\/whos-minding-the-storefronts\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">according to a recent report<\/a> by Comptroller Mark Levine from earlier this month, at 21.1 percent, nearly double the citywide average.<\/p>\n<p class=\"wp-block-paragraph\">Meanwhile, the area\u2019s foot traffic is among the highest in the city as well \u2013 <a href=\"https:\/\/nyc.streetsblog.org\/2026\/05\/28\/data-show-why-mamdani-must-pedestrianize-the-financial-district\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">second only to Midtown<\/a> \u2013 with more than more than 2,000 people per hour on some thoroughfares, like Nassau, William and Fulton Streets, according to <a rel=\"noopener noreferrer nofollow\" target=\"_blank\" href=\"https:\/\/www.vitalcitynyc.org\/pedestrian-foot-tracking-nyc-map-model-mit\/\">recent research<\/a>.<\/p>\n<p class=\"wp-block-paragraph\">City planners and business bigwigs could capture that heavy footfall by restricting vehicle movements and giving people some breathing room, according to a local pol.<\/p>\n<p class=\"wp-block-paragraph\">\u201cHaving a low-traffic neighborhood down in the Financial District would be extremely welcome. Photo: Kevin Duggan<\/p>\n<p>Just a Stone\u2019s throw away<\/p>\n<p class=\"wp-block-paragraph\">Lower Manhattan already has some marquee car-free areas, like the world-famous cross streets around the New York Stock Exchange and Federal Hall at Wall and Broad streets; the South Street Seaport; and the historic Stone Street \u2013 <a href=\"https:\/\/downtownny.com\/news\/stone-street-lower-manhattan\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">\u201cManhattan\u2019s original open street\u201d<\/a> \u2013 where residents and the after-work crowd flock to enjoy the pubs and eateries lining the car-free cobblestone road.<\/p>\n<p class=\"wp-block-paragraph\">The manager of La Parisienne, a French caf\u00e9 on Maiden Lane, loved the idea of a pedestrian-first revamp for that street, which despite its quaint name is choc-a-bloc with cars and trucks. <\/p>\n<p class=\"wp-block-paragraph\">\u201cThat would be huge for businesses like us,\u201d said Phoebe Papademetriou. \u201c[The street] doesn\u2019t leave much space for people to walk around. Photo: Kevin Duggan<\/p>\n<p class=\"wp-block-paragraph\">Low-traffic neighborhoods bar through-traffic while still allowing local drop-offs, deliveries emergency access. The neighborhood-wide design has long been popular in cities from <a href=\"https:\/\/nyc.streetsblog.org\/2025\/07\/04\/friday-video-why-nyc-needs-low-traffic-neighborhoods\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">London<\/a>\u00a0to\u00a0<a href=\"https:\/\/usa.streetsblog.org\/2018\/08\/08\/barcelonas-superblocks-change-the-grid-change-your-neighborhood\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Barcelona<\/a>.<\/p>\n<p class=\"wp-block-paragraph\">The Big Apple has rolled out elements of it on individual streets, like the successful bike boulevard on <a href=\"https:\/\/nyc.streetsblog.org\/2023\/11\/21\/eyes-on-the-street-berry-street-bike-boulevard-is-a-model-for-low-traffic-streets\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Berry Street in Williamsburg<\/a>, and bike and pedestrian <a href=\"https:\/\/nyc.streetsblog.org\/2026\/06\/16\/tuesdays-headlines-bridge-to-the-future-edition\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">modal filters in Gowanus.<\/a><\/p>\n<p>More neighborhood<\/p>\n<p class=\"wp-block-paragraph\">The Financial District has seen a surge in residential population and tourism over recent years, topping 70,000 for the first time last year, according to a <a href=\"https:\/\/downtownny.com\/wp-content\/uploads\/2026\/02\/2025-Q4-and-Year-End-Review.pdf\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">February report<\/a> by the Downtown Alliance. <\/p>\n<p class=\"wp-block-paragraph\">But its streetscape design has remained largely stuck in the 20th century of prioritizing the movement of trucks and cars, and the curbside is filled with parked cars, many with government parking placards.<\/p>\n<p class=\"wp-block-paragraph\">\u201cThe residents are turning this place into more of a family-friendly pedestrian place that doesn\u2019t have to require cars,\u201d said Johnson. \u201cI think [business occupancy] would go up and create even more community, were there more pedestrian areas.\u201d<\/p>\n<p class=\"wp-block-paragraph\">The manager of Lucky Tiger, a cocktail bar on Pearl Street, said eking out more space for people downtown would pull in more patrons and give the formerly office-only area more of a neighborhood feel. <\/p>\n<p class=\"wp-block-paragraph\">\u201cThere\u2019s a massive influx of people moving down to this area,\u201d said Sam Murphy, a manager at Lucky Tiger. \u201cThe more that businesses like us can avail of outdoor seating and outdoor space for the people and the massive influx of people that are moving down to this area, the better.\u201d <\/p>\n<p><img loading=\"lazy\" decoding=\"async\" height=\"668\" width=\"1024\" src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2026\/06\/IMG_3207.jpg\" alt=\"\" class=\"wp-image-593981\"  \/>Lucky Tiger manager Sam Murphy welcomed more space for people.  Photo: Emily Smith<\/p>\n<p class=\"wp-block-paragraph\">\u201cNot only for businesses but also for the residents because it offers them more variety and gives them more opportunity to go ahead and explore the neighborhood,\u201d Murphy added.<\/p>\n<p class=\"wp-block-paragraph\">Some businesses could be worried about getting their deliveries could restrict those shipments to overnight, and have designated drop-off zones for people arriving in cars.<\/p>\n<p class=\"wp-block-paragraph\">Marte cited pedestrian zones in London\u2019s Chinatown as examples, where loading and unloading are <a href=\"https:\/\/www.thegazette.co.uk\/notice\/4294816\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">strictly limited to early morning hours<\/a>. <\/p>\n<p class=\"wp-block-paragraph\">\u201cThere\u2019s ways to do it, this is not a novel idea I think we just all have to get on the same page and try it out,\u201d Marte said. \u201cWe have really tiny narrow streets that should just be completely walkable and have some sort of last-mile strategy to make sure these businesses can still have their deliveries.\u201d<\/p>\n<p class=\"wp-block-paragraph\">A spokesperson for the Downtown Alliance said in a statement that the group has pushed for creating more and better pedestrian space over the years,  including plazas along Water Street and advocating for making the area around Wall Street less of a \u201cdrab security zone,\u201d but \u201cunderstands both enthusiasm for and trepidation about change.\u201d <\/p>\n<p class=\"wp-block-paragraph\">\u201cThe Alliance has long sought opportunities to improve the pedestrian experience downtown and understands both enthusiasm for and trepidation about change,\u201d said Andrew Breslau. \u201c[Lower Manhattan] is home to 70,000 residents, a hospital and medical facilities, storefront businesses, and countless commercial tenants who depend on vehicles for deliveries, services, workers and patrons.\u201d <\/p>\n<p class=\"wp-block-paragraph\">The rep called on the city to do its part by curbing the <a href=\"https:\/\/nyc.streetsblog.org\/2022\/08\/22\/the-ultimate-placard-census-downtown-is-choked-with-and-endangered-by-city-state-federal-workers-cars\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">area\u2019s rampant government placard parking<\/a>.<\/p>\n<p class=\"wp-block-paragraph\">\u201cWe are focused on tackling placard parking. Instead of free parking for city workers, which encourages them to drive downtown, our curb space can be put to much better use \u2013 to the benefit of workers, residents and businesses,\u201d Breslau said. <\/p>\n","protected":false},"excerpt":{"rendered":"Bar the cars to fill the bars.
