Gilbane, in partnership with Strada Development LLC and the Center for Urban Community Services (CUCS), has reached financial close for 1920 Turnbull, a transformative, over $170 million affordable and supportive housing development located at 1920 Turnbull Avenue in the Castle Hill\/Soundview neighborhood of the Bronx. \u00a0This milestone advances a major investment in\u00a0high\u2011quality, sustainable housing that will bring\u00a0long\u2011term\u00a0benefits to the community and expand access to safe, affordable homes for hundreds of New Yorkers.<\/p>\n
Located at 1931 Lafayette Avenue, 1920 Turnbull will deliver a 22\u2011story building with 228 affordable rental apartments, including 137 permanent supportive housing units for formerly homeless individuals and families.\u00a0CUCS will\u00a0operate\u00a0a 3,500-square-foot on-site office space providing residents of 1920 Turnbull with comprehensive supportive services, including case management, behavioral health support, benefits\u00a0assistance, employment services, and connections to community resources. By bringing these services directly into the building, CUCS helps residents\u00a0maintain\u00a0stable housing, improve their health, and build the foundation for long-term well-being.\u00a0The community will also include a\u00a024\/7 staffed\u00a0lobby, outdoor recreation space, a fitness room, community room, bike storage, laundry facilities, and other\u00a0resident\u2011focused\u00a0amenities designed to foster\u00a0health, connection, and wellbeing.<\/p>\n
The development team includes Gilbane Development as lead development partner, Strada Development LLC as\u00a0co\u2011developer, and CUCS as\u00a0co\u2011developer\u00a0and service provider. Gilbane Building will serve as general contractor, with Magnusson Architecture and Planning as architect and AKRF as civil engineer.<\/p>\n
1920 Turnbull is the first of two planned buildings, with Phase 2 set to add 207\u00a0additional\u00a0affordable apartments, including 15 percent of units\u00a0designated\u00a0as permanent supportive housing for formerly homeless individuals and families. Phase 2 is expected to close within the next year pending city approvals. Together, the two phases will create a unified, deeply affordable housing community that strengthens the fabric of the Bronx and expands opportunities for stability, health, and\u00a0economic mobility.<\/p>\n
The development is designed to meet Passive House and Enterprise Green Communities standards, incorporating high\u2011performance insulation, energy\u2011efficient systems, and fully electric heating and cooling. The site is also part of the New York State Brownfield Cleanup Program, ensuring environmental remediation and long\u2011term sustainability for the surrounding neighborhood.<\/p>\n
