{"id":278944,"date":"2026-06-26T14:50:11","date_gmt":"2026-06-26T14:50:11","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/278944\/"},"modified":"2026-06-26T14:50:11","modified_gmt":"2026-06-26T14:50:11","slug":"large-brooklyn-waterfront-development-gets-major-nod","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/278944\/","title":{"rendered":"Large Brooklyn Waterfront Development Gets Major Nod"},"content":{"rendered":"<p>The City Council&#8217;s Zoning and Franchises and Committee on Land Use approved the Monitor Point project, which will bring over 1,300 apartment units to Greenpoint.<\/p>\n<p>A City Council subcommittee\u00a0on Thursday voted to approve the <a href=\"https:\/\/www.monitorpointonquay.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Monitor Point <\/a>rezoning in Brooklyn, paving the way for two large buildings to be constructed on and near the Greenpoint waterfront.\u00a0<\/p>\n<p>The council&#8217;s Subcommittee on Zoning and Franchises and Committee on Land Use approved the development, which will bring over 1,300 apartment units to the area.\u00a0City Council officials said they passed the rezoning for the development after they secured nearly triple the number of affordable housing units to be part of the two buildings.<\/p>\n<p>Highlights of the Monitor Point rezoning include:<\/p>\n<p>&#13;<br \/>\n\t&#13;<\/p>\n<p>Approximately 1,324 total units, of which 662 (50%) are affordable, including:<\/p>\n<p>&#13;<br \/>\n&#13;<br \/>\n\t&#13;<br \/>\n\t\t&#13;<\/p>\n<p>329 deeply affordable units at 40% to 60% of the Area Median Income\u00a0<\/p>\n<p>&#13;<br \/>\n\t\t&#13;<br \/>\n\t\t&#13;<\/p>\n<p>172 affordable moderate-income units at 80% to 125% of AMI<\/p>\n<p>&#13;<br \/>\n\t\t&#13;<br \/>\n\t\t&#13;<\/p>\n<p>161 units deeply affordable senior housing units at 30% to 50% of AMI<\/p>\n<p>&#13;<br \/>\n&#13;<br \/>\n\t\t&#13;<br \/>\n\t\t&#13;<br \/>\n\t\t&#13;<\/p>\n<p>This 50% affordable units will be delivered across two buildings: a mixed-income building with 958 units, 296 of which will be affordable, and a 100% affordable, 366-unit building financed by the NYC Department of Housing Preservation and Development.<\/p>\n<p>&#13;<br \/>\n\t\t&#13;<br \/>\n\t&#13;<br \/>\n\t&#13;<\/p>\n<p>&#13;<br \/>\n\t&#13;<\/p>\n<p>A new home for the Greenpoint Monitor Museum and funding to facilitate its construction<\/p>\n<p>&#13;<br \/>\n\t&#13;<br \/>\n\t&#13;<\/p>\n<p>The relocation of two MTA facilities away from residential communities and into industrial zones.<\/p>\n<p>&#13;<br \/>\n\t&#13;<br \/>\n\t&#13;<\/p>\n<p>$300,000 annually for the long-term maintenance of Bushwick Inlet Park<\/p>\n<p>&#13;<br \/>\n\t&#13;<br \/>\n\t&#13;<\/p>\n<p>Over 1 acre of new waterfront open space, completing the connection between the Greenpoint waterfront and Bushwick Inlet Park<\/p>\n<p>&#13;<br \/>\n\t&#13;<\/p>\n<p><img decoding=\"async\" alt=\"screenshot-2026-06-26-at-100038-am\" id=\"file-4434359\" src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2026\/06\/screenshot-2026-06-26-at-100038-am.png;w=960.png\"\/>&#13;<br \/>\nConceptual drawing of Monitor Point in Greenpoint. .
