This co-op on Lincoln Place is a duplex with a spacious living area on the top floor that’s heavy on wood: well-maintained hardwood floors and custom casing for the oversize window and sliding door to the deck. There’s a perfectly sized breakfast nook off the kitchen, which is compact but comes with a lot of storage, stainless-steel appliances (full size, the listing notes), and counter seating. Downstairs is the bedroom with an en suite renovated bathroom and a walk-in closet, plus another sliding door that leads out to a private patio. It’s $1,336 for the monthlies, which gets you a lot: a part-time doorman, a live-in super, shared laundry, a renovated fitness center, bike storage, and a roof deck. It’s prime Prospect Heights, which means you’re a block from the 2 and 3 trains and not much farther from the Brooklyn Botanic Garden, the Brooklyn Museum, and Prospect Park.

85-10 34th Ave., Apt. 622

As seen in a listing photo, this two-bedroom in Jackson Heights is heavy on the prewar charm.
Photo: Compass

A two-bedroom co-op on 34th Avenue has nearly 1,500 square feet to work with and a bit of a pedigree: The seller is Stephen Orr, the former editor-in-chief of Better Homes & Gardens. The second bedroom can also fit a king and comes with a wall of built-in shelving, too. The full bath’s in the hallway and has been given a spa treatment with marble tiling. The maintenance fees average out to $1,514.23 thanks to a half-year abatement, and they get you a fitness center, playroom, live-in super, and private outdoor space. It’s got a handsome decorative fireplace in the living room, which also gets great all-day light thanks to a pair of south-facing oversize windows. The layout is pretty ideal with a long gallery hall that offers a buffer between the bedrooms. The windowed kitchen is a galley, so the living room also has to work as a dining room, but the butcher-block countertops are a nice touch, as is the custom lacquered cabinetry. The monthlies are $957, which gets you just a bike room and communal laundry, but you’re a four-minute walk to the Classon Avenue G train and Radio Kwara and Speedy Romeo at the end of the block.

128 W. 78th St., Apt. 2A

As seen in a listing photo, this Upper West Side one-bedroom’s wooden window casings are pristine originals.
Photo: Douglas Elliman

A lofted one-bedroom co-op in a brownstone right down the block from the Museum of Natural History and Central Park. The living area is spacious enough, and the kitchen is an open-concept joint with a breakfast bar. (There’s no dishwasher, but you do get an in-unit washer-dryer combo. Such is life.)
