A Manhattan Beach home located at 1204 The Strand asking $24.5 million was the priciest residential house to go into contract last week in Los Angeles County.<\/p>\n

The roughly 5,400-square-foot home topped all other contracts \u2014 based on a report compiled by Marcy Roth of Douglas Elliman\u2019s Eklund Gomes team. The Eklund Weekly Luxury Report Los Angeles<\/a> rounds up single-family homes and condominiums listed in the Multiple Listing Service for $4 million or more and lists the top contracts based on asking price.<\/p>\n

Designed by KAA Design Group, the contemporary coastal property first hit the market in mid-April. The 2014-built three-story home last traded in 2018 for $17.4 million.<\/p>\n

Michael Pennings with Estate Properties holds the listing for the oceanfront four-bedroom residence. Amenities include an elevator, outdoor shower and built-in barbecue. Based on documents from the California Coastal Commission, the current owner is a trust tied to philanthropists James and Janis Borroughs.<\/p>\n

The home along The Strand<\/a> was one of 22 luxury properties to go into contract last week with a total asking volume of $181.7 million. That\u2019s down by about 35 percent compared to the week prior, which was carried by two major contracts of homes each asking more than $40 million. Looking at the same week last year, however, asking volume for homes going under contract was up by nearly 42 percent last week.<\/p>\n

\u201cWhile activity slowed against the pre-holiday week, the top of the market remains well ahead of where it was a year ago,\u201d Roth said in her report.<\/p>\n

The second priciest home to go into contract was at 1220 Hillcrest Avenue in Pasadena<\/a> with an asking price just shy of $20 million.\u00a0<\/p>\n

The 1928-built Monterey Colonial home has only been owned by two families in its nearly century-long history. Known as the Bauer\/Cannell Estate & Gardens, the home was the longtime residence of Stephen J. Cannell \u2014 the screenwriter behind \u201cThe Greatest American Hero,\u201d \u201cThe A-Team, \u201cWiseguy\u201d and \u201c21 Jump Street.\u201d Cannell died in 2010, and his wife Marcia Cannell died in 2024, leaving the estate with their children, Robb Report<\/a> previously reported.<\/p>\n

Compass\u2019 Ted Clark and Heather Lillard hold the listing. The home briefly hit the market in 2025 for $22 million before being relisted in February.\u00a0<\/p>\n

The five-bedroom, 15,500-square-foot estate property was selected as the Pasadena Showcase House of Design in 2025. Sitting on a 5-acre lot, the home features a pool, spa, tennis court, guest house, library and a motor court with a 10-car garage.<\/p>\n
