One to three-family homes and apartments in Queens both experienced modest increases in average price year-over-year during the second quarter of 2026, while the number of closings for these homes and apartments went down over the same period of time, according to a report<\/a> by Brown Harris Stevens<\/a>.<\/p>\n

Homes in Queens for between one and three families rose in average price by 2%, from $1,004,500 in the second quarter of 2025 to $1,028,765 in the second quarter of 2026. Closed sales for these homes dropped 6% over this period, from 1,290 last year to 1,210 this year.<\/p>\n

Apartments in Queens followed similar trends to homes. The average price rose 3%, from 504,983 in the second quarter of 2025 to $5,20,702 in the second quarter of 2026. Closings fell 19%, from 1,183 last year to 964 this year.<\/p>\n

In northwest Queens, which is comprised of the neighborhoods of Astoria<\/a>, Ditmars<\/a> Steinway<\/a>, East Elmhurst<\/a>, Elmhurst<\/a>, Hunters Point<\/a>, Jackson Heights<\/a>, Long Island City<\/a>, Sunnyside,<\/a> and Woodside<\/a>, the average sales price of homes went down from $1,318,356 in 2025 to $1,291,571 in 2026. Closings for homes in this part of the borough fell from 149 last year to 132 this year. Apartments, on the other hand, increased in price from $631,531 in 2025 to $696,585 in 2026. Closings sharply declined, from 368 last year to 248 this year.<\/p>\n

Northeast Queens, which includes the neighborhoods of Bay Terrace<\/a>, Bayside<\/a>, Bellerose<\/a>, College Point<\/a>, Douglaston<\/a>, Floral Park<\/a>, Flushing<\/a>, Little Neck,<\/a> and Whitestone<\/a>, had the average sales price of homes jump from $1,185,579 in 2025 to $1,195,846 in 2026, with closings sliding from 298 last year to 257 this year. There was a decrease in the average price of apartments in this part of the borough, from $508,954 in 2025 to $495,439 in 2026. Closed sales of apartments also fell, from 399 last year to 331 this year.<\/p>\n

The central Queens neighborhoods of Briarwood<\/a>, Corona<\/a>, Forest Hills<\/a>, Fresh Meadows<\/a>, Glen Oaks<\/a>, Jamaica<\/a>, Jamaica Estates,<\/a> Jamaica Hills<\/a>, Kew Gardens<\/a>, Kew Gardens Hills<\/a>, Rego Park<\/a>, Richmond Hill<\/a> and Woodhaven<\/a> had their home price rise from $931,038 in 2025 to $1,043,084 in 2026. Closed sales of homes went down from 326 to 305 in these neighborhoods over this period. Apartments followed the same trend, with the average price boosting from $385,052 last year to $442,780 this year and closings dropping from 341 to 298.<\/p>\n

Homes in southwest Queens, composed of Forest Park, Glendale<\/a>, Maspeth<\/a>, Middle Village<\/a> and Ridgewood<\/a>, sunk in average price from $1,046,179 in the second quarter of 2025 to $993,619 in the second quarter of 2026. As the price dropped, closings surged from 104 last year to 132 this year. The average sales price of apartments rose from $484,241 in 2025 to $541,071 in 2026. Closings also climbed during this period, from 10 last year to 14 this year.<\/p>\n

Lastly, across the southeast Queens neighborhoods of Arverne<\/a>, Bayswater<\/a>, Belle Harbor<\/a>, Breezy Point<\/a>, Broad Channel<\/a>, Cambria Heights<\/a>, Edgemere<\/a>, Far Rockaway<\/a>, Hollis<\/a>, Hollis Hills<\/a>, Holliswood<\/a>, Howard Beach<\/a>, Laurelton<\/a>, Neponsit<\/a>, Ozone Park<\/a>, Queens Village<\/a>, Rockaway<\/a>, Rockaway Beach<\/a>, Rockaway Park<\/a>, Rosedale<\/a>, South Ozone Park<\/a>, Springfield Gardens<\/a> and St. Albans<\/a>, homes had the average price go up from $805,099 in 2025 to $830,028 in 2026 and closings fall from 412 last year to 384 this year. The average price of apartments dropped from $420,177 to $367,257 over this period.
