(BRC) said July 13 that it has completed the lease of the entire industrial outdoor storage (IOS) property at 869\u2013871 Julia St. in Elizabeth on behalf of Northeastern Lumber Building Supply.<\/p>\n<p>The 1.6-acre IOS site includes a 4,225-square-foot maintenance facility and will support Northeastern Lumber Building Supply\u2019s continued growth and operational needs within the Northern New Jersey market. The Julia Street location offers access to Port Newark\/Elizabeth, Newark Liberty International Airport, and the broader New York City metropolitan area, making it well suited for distribution, service, construction, and logistics users.<\/p>\n<p>Jordan Metz, principal; Benito Abbate, senior associate; and James Friel, sales associate, of the Metz Industrial Group of BRC represented the tenant in the transaction. The landlord, Elizabeth-based Elberon Development Group, was represented in-house.<\/p>\n<p>\u201cWell-located industrial outdoor storage (IOS) properties continue to be among the most durable and sought-after asset classes in today\u2019s industrial market,\u201d said Metz. \u201cThe highest demand continues to center around 1- to 3-acre IOS sites in core infill locations like the Port Newark\/Elizabeth market.\u201d<\/p>\n<p>Working closely with Jamesburg-based Northeastern Lumber Building Supply, MIG analyzed more than a dozen IOS opportunities across multiple Northern New Jersey submarkets before identifying the Elizabeth location as the long-term solution.<\/p>\n<p>\u201cCompanies increasingly require these 1- to 2-acre sites across multiple markets to efficiently service broad geographic customer bases, making this size category exceptionally competitive and resilient,\u201d Metz continued. \u201cWe have developed a distinct specialization in the industrial outdoor storage (IOS) sector and our focused expertise enables us to consistently identify opportunities that others overlook.\u201d<\/p>\n<p>The team successfully pre-leased the property on behalf of Elberon Development Group, securing a high-quality tenant that further strengthens Elberon\u2019s long-term industrial portfolio.<\/p>\n<p>Northeastern Lumber represents a prominent addition to the ownership\u2019s portfolio, and the transaction is another example of the partnership between MIG and Elberon, which spans more than 20 years.<\/p>\n","protected":false},"excerpt":{"rendered":"The Metz Industrial Group (MIG) of Bussel Realty Corp.
