Lenders on Hackman Capital Partners<\/a>‘\u00a0Manhattan Beach Studios<\/a>\u00a0are selling its $240M mortgage, leaning on the South Bay submarket’s booming aerospace<\/a> and defense technology<\/a> industries in its marketing materials.\u00a0<\/p>\n \u201cThere\u2019s never been a more perfect site for advanced manufacturing,\u201d Cushman &\u00a0Wakefield Vice Chair Kevin Donner\u00a0told Bloomberg<\/a>. \u201cPeople have been tracking it for a long time.\u201d<\/p>\n Cushman has the listing for the\u00a015-soundstage campus.\u00a0Deutsche Bank AG<\/a> and Kennedy Wilson<\/a> are the lenders on the property.\u00a0<\/p>\n The South Bay\u00a0has been a magnet<\/a>\u00a0for defense tech and aerospace companies to grow as federal funding for their products increases. Established companies including Raytheon<\/a> and Northrop Grumman<\/a> as well as newer heavy-hitters such as SpaceX<\/a> have made their home in the submarket. These tenants\u00a0accounted for 11% of new industrial real estate leases since the start of 2025, according to Newmark.\u00a0<\/p>\n Hackman Capital Partners bought Manhattan Beach Studios in 2019 in a\u00a0$650M deal. The property became part of Hackman’s large portfolio of studio real estate that has struggled to stay afloat as interest rates rose and the entertainment industry weathered strikes and changes to the way it does business.
