Manhattan-based real estate investment company Curbline Properties has paid $30.5 million for a recently completed 56,444-square-foot shopping center in Shelton.<\/p>\n
In a deed recorded June 26, a Curbline affiliate bought four buildings and 6.1 acres along busy Bridgeport Avenue from an affiliate of New Jersey-based Highview Commercial.<\/p>\n
Curbline, which focuses on shopping centers in high-income communities, claimed a portfolio of 4.8 million square feet over 176 properties nationally as of the close of 2025.<\/p>\n
The sale, including 779, 785, 789 and 795 Bridgeport Ave., is a significant portion of the Fountain Square Plaza. Three additional buildings in the plaza are still on the market.<\/p>\n
The Fountain Square center in Shelton hosts Chick-fil-A, CAVA, Jersey Mike\u2019s, Tropical Smoothie, Consumer Cellular, Club Pilates, Yale New Haven Urgent Care and Crumbl Cookies, among other tenants.<\/p>\n
Adjacent properties hosting a Trader Joe\u2019s and The Goddard School are under contract. A neighboring building hosting a Panera Bread will shortly come to market.<\/p>\n
Robert Horvath, Todd R. Tremblay and Matthew Nadler of Horvath & Tremblay represented the seller and procured the buyer.<\/p>\n
In a release, Horvath & Tremblay noted Fountain Square\u2019s position on a busy retail, medical and corporate office corridor running between Route 8 and the Trapp Falls Reservoir in Fairfield County.<\/p>\n
Horvath noted the growing attraction of Shelton, and the busy Bridgeport Avenue corridor.<\/p>\n
\u201cI\u2019ve probably sold seven or eight buildings on that street,\u201d Horvath said. \u201cShelton is very desirable because it is still in Fairfield County but has a significantly lower cost of living than lower Fairfield County.<\/p>\n
