Carroll Gardens was the most expensive Brooklyn neighborhood to buy a home, the report said. The median sales price was $2.68 million,\u00a0doubling its year-over-year median for the sharpest price increase among the city\u2019s neighborhoods.<\/p>\n
This also marked the third consecutive quarter the neighborhood notched\u00a0median sales north of $2 million, the report said.<\/p>\n
The most recent price performance was shaped by multiple factors, including three units at 238 Degraw St.<\/a> that sold for between $2.35 million and $4.49 million. Another contributing factor was a change in the mix of properties sold with two co-ops and two houses trading in Q2 2026 versus four co-ops and no houses a year ago, according to the report.\u00a0<\/p>\n In addition, there were two houses sold in Q2 2026 that commanded hefty prices: A 3,960-square-foot brownstone<\/a> sold for $7 million while a 4,478-square-foot brick townhouse <\/a>fetched $7.5 million.<\/p>\n The\u00a0Columbia Street Waterfront District was the second most expensive Brooklyn neighborhood,\u00a0with a $1.88 million median sale price, while DUMBO was third in the borough, with a median sales price of $1.83 million. While DUMBO prices rose modestly, sales increased by nearly half to total 37 deals in Q2 2026, 12 more than during the same period last year.
