{"id":306713,"date":"2026-07-27T16:42:23","date_gmt":"2026-07-27T16:42:23","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/306713\/"},"modified":"2026-07-27T16:42:23","modified_gmt":"2026-07-27T16:42:23","slug":"is-your-pied-a-terre-on-the-tax-list","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/306713\/","title":{"rendered":"Is YOUR Pied-\u00e0-Terre on the Tax List?"},"content":{"rendered":"<p>Last week, the NYC Department of Finance began doing the grunt work to actually enforce the City&#8217;s new &#8220;<a href=\"https:\/\/hellgatenyc.com\/pied-a-terre-orize-the-rich-tax\/\" rel=\"nofollow noopener\" target=\"_blank\">pied-\u00e0-terre tax<\/a>,&#8221; which involves identifying the properties that qualify and telling owners what they owe.\u00a0<\/p>\n<p>As <a href=\"https:\/\/therealdeal.com\/new-york\/2026\/06\/12\/breaking-down-dofs-proposed-pied-a-terre-tax-rules\/?ref=hellgatenyc.com\" rel=\"nofollow noopener\" target=\"_blank\">predicted<\/a>, the enforcement of the pied-\u00e0-terre tax is <a href=\"https:\/\/nypost.com\/2026\/06\/29\/us-news\/pied-a-terre-tax-notices-go-out-aug-30-to-owners-of-luxury-second-homes\/?ref=hellgatenyc.com\" rel=\"nofollow noopener\" target=\"_blank\">no easy task<\/a>. Many of New York City&#8217;s most expensive properties are vastly undervalued due to the City&#8217;s <a href=\"https:\/\/gothamist.com\/news\/fixing-nycs-unfair-property-tax-system-how-hard-could-it-be?ref=hellgatenyc.com\" rel=\"nofollow noopener\" target=\"_blank\">arcane property tax system<\/a>. At the 220 Central Park South building where Citadel CEO Ken Griffin <a href=\"https:\/\/www.nytimes.com\/2019\/01\/24\/nyregion\/238-million-penthouse-sale.html?ref=hellgatenyc.com\" rel=\"nofollow noopener\" target=\"_blank\">owns a $238 million penthouse<\/a>, the most expensive property is only valued at $15.5 million, according to the City data. And the tax itself is under scrutiny because of <a href=\"https:\/\/hellgatenyc.com\/nyc-billionaires-waaaaaambulance\/\" rel=\"nofollow noopener\" target=\"_blank\">how much it has hurt billionaires&#8217; feelings<\/a>. (Remember Griffin accusing Mamdani of doxxing him at his building that was already totally public, &#8220;<a href=\"https:\/\/hellgatenyc.com\/nyc-billionaires-waaaaaambulance\/\" rel=\"nofollow noopener\" target=\"_blank\">triggering&#8221; his &#8220;trauma<\/a>&#8220;?)\u00a0<\/p>\n<p>The DOF&#8217;s bureaucratic process turned into a minor shitshow this weekend, when the agency did what it is <a href=\"https:\/\/www.rosenbergestis.com\/media\/blog\/nyc-property-tax\/nyc-finalizes-pied-a-terre-tax-rules-property-owners-should-check-the-july-25-assessment-roll-addendum?ref=hellgatenyc.com\" rel=\"noreferrer nofollow noopener\" target=\"_blank\">legally required<\/a> to do <a href=\"https:\/\/x.com\/sharpie_eraser\/status\/2081180872623935746?ref=hellgatenyc.com\" rel=\"nofollow\">on an annual basis<\/a>, and published a &#8220;market value roll&#8221; of New York City properties. This is the first administrative step of several steps to come, and allows property owners to see how the City has valued their property (and start mounting a defense if they think it&#8217;s incorrect).
