Ditmas Park proper, Prospect Park South, and Albemarle-Kenmore Terraces each carry their own Historic District designation, which protects their architectural character.<\/p>\n<p dir=\"ltr\">While detached houses define the neighborhood\u2019s identity, condo and co-op apartments make up a meaningful share of the housing stock, concentrated in smaller multi-family conversions and buildings along the neighborhood\u2019s edges. Over the past two years, two-bedroom rentals have ranged from $2,500 to $4,500 per month, with a median of approximately $3,013. In the sales market, two-bedroom co-ops have ranged from $430,000 to $1,070,000, with a median of $687,500, while two-bedroom condos have ranged from $535,500 to $1,140,000, with a median of $941,250, or approximately $971 per square foot.<\/p>\n<p dir=\"ltr\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone  wp-image-79551\" src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2026\/08\/Ditmas_Park_Photo_2.jpg\" alt=\"\" width=\"755\" height=\"504\"  \/><\/p>\n<p>The Neighborhood Character<\/p>\n<p dir=\"ltr\">Ditmas Park\u2019s identity is closely tied to its history. New rail connections between Brooklyn and Manhattan in the 1890s, along with the development of Prospect Park, drew developers to the area, and that same civic spirit continues today. The Ditmas Park Association, founded in 1908, still organizes for the neighborhood, and each spring the Flatbush Development Corporation runs the Victorian Flatbush House Tour, opening some of the area\u2019s homes to visitors. That continuity is visible in the tree-lined streets, wide lawns, and porches that give Ditmas Park a distinct feel, and in a location, close to Prospect Park, Flatbush, and Kensington, that keeps it centrally placed without losing its own identity.<\/p>\n<p>Local Amenities<\/p>\n<p dir=\"ltr\">Cortelyou Road is Ditmas Park\u2019s main commercial corridor, home to restaurants, caf\u00e9s, and shops including Purple Yam, Caf\u00e9 Tibet, Lea, Sycamore Bar + Flower Shop, Caf\u00e9 Madeline, and the Flatbush Food Co-op, along with the Brooklyn Public Library\u2019s Cortelyou branch. The Cortelyou Greenmarket has operated on the road every Sunday, year-round, since 2003, and includes cooking demonstrations and other family programming alongside its produce stands.<\/p>\n<p dir=\"ltr\">Public schools in the area fall within Community School District 22, including PS 139 (Alexine A. Fenty School) and PS 217.
