A single penthouse in Gurugram has just sold for Rs 271 crore a price tag that puts it in the same league as prime Manhattan real estate, and makes it the most expensive single residential transaction ever recorded in India.<\/p>\n
Entrepreneur Manav Sardana, associated with Imperial Auto (acquired by global private equity firm Warburg Pincus), has bought the penthouse at DLF\u2019s ultra-luxury project The Dahlias in Sector 54, Golf Course Road.<\/p>\n
The unit spans 17,200 sq ft of super area and 10,500 sq ft of carpet area, translating to approximately Rs 1,57,558 per sq ft on super area and Rs 2,58,095 per sq ft on carpet area \u2014 a rate that now puts Gurugram\u2019s priciest addresses in the same pricing bracket as Manhattan\u2019s most exclusive condominiums, where premium units regularly command $2,000-3,000 (roughly Rs 1.7-2.6 lakh) per sq ft.<\/p>\n
The deal shatters the previous benchmark set by investor Madhusudan Kela, who bought a unit in the same project for Rs 120.7 crore.<\/p>\n
A project redefining Indian luxury<\/p>\n
The Dahlias, launched in October 2024 across 17 acres in DLF Phase 5, comprises just 420 residences set amid over 50 acres of man-made lakes and green parks. DLF has confirmed that around 65 per cent of the development has already been sold, with prices across the project now consistently crossing Rs 1 lakh per sq ft.<\/p>\n
The developer has pointed to a striking shift in its buyer base: nearly a third of demand is now coming from outside the National Capital Region and from non-resident Indians, signalling that Gurugram\u2019s ultra-luxury market has outgrown its traditional local clientele to attract wealth from across the country and abroad.<\/p>\n

With pricing now converging with global gateway cities, real estate analysts say the deal reflects both the scarcity of ultra-premium inventory in India and the growing appetite among the country\u2019s wealthiest buyers to park capital in trophy homes rather than traditional assets.<\/p>\n
