Google Maps.<\/p>\n<p>By Gus Saltonstall<\/p>\n<p>An Upper West Side residential building just sold for nearly $90 million, according to sale filings and as <a href=\"https:\/\/therealdeal.com\/new-york\/2026\/08\/18\/pinnacle-group-sells-upper-west-side-rental-building\/\" target=\"_blank\" rel=\"noopener nofollow\">first reported<\/a> by The Real Deal.<\/p>\n<p>Pinnacle Group has sold 323 West 96th Street, between West End and Riverside Drive, for $88 million.<\/p>\n<p>The buyer? Lighthouse Group, which is an asset management firm.<\/p>\n<p>The 15-story Upper West Side building, also known as Hudson Park Luxury Rentals, was built in 2001 and has 172 units. On the upper floors, the address has views of the Hudson River. The building also has a 24-hour doorman, a fitness center, a theater room, a roof deck, a children\u2019s playroom, and more.<\/p>\n<p>As reported by The Real Deal, Pinnacle Group was in the news last year after it placed more than 5,000 units, most of which were rent-stabilized, into bankruptcy. The move drew the ire of Mayor Zohran Mamdani, who labeled the real estate firm a \u201cslumlord\u201d and <a href=\"https:\/\/www.crainsnewyork.com\/real-estate\/residential\/cny-summit-takeover-pinnacles-rent-stabilized-portfolio-20260401\/\" target=\"_blank\" rel=\"noopener nofollow\">unsuccessfully attempted<\/a> to stop the $451 million auction sale of the bankrupt units.<\/p>\n<p>The 323 West 96th Street building has just four rent-stabilized units, according to filings.<\/p>\n<p>It is unclear what Lighthouse Group plans to do with the Upper West Side building.<\/p>\n<p>Subscribe to West Side Rag\u2019s FREE email newsletter\u00a0<a href=\"https:\/\/westsiderag.us6.list-manage.com\/subscribe?u=5772ebf2a0a585445f1188785&amp;id=f50755d5f9\" rel=\"nofollow noopener\" target=\"_blank\">here<\/a>.
