Mac Cosmetics<\/a> has selected a new foundation in Manhattan\u2019s SoHo neighborhood.<\/p>\n

The global makeup brand signed a 5,325-square-foot lease at 579 Broadway between Prince and East Houston streets to host its next flagship location in the trendy shopping corridor, according to an announcement from landlord broker Newmark<\/a>. The deal represents a relocation of just two blocks from Mac\u2019s current perch alongside Bloomingdale\u2019s at 506 Broadway.<\/p>\n

The landlord at 579 Broadway, Lord Shivas Properties<\/a>, was represented by Newmark\u2019s Ariel Schuster, Michael Paster and Logan Ryan. Paster said in a statement that the location, neighbored by brands like jewelry brand Pandora and bohemian clothing store Free People Movement, was a \u201cnatural fit for Mac Cosmetics.\u201d<\/p>\n

The brand plans to occupy approximately 3,825 square feet on the ground floor and 1,500 square feet of lower-level space within the five-story building. The length of Mac\u2019s lease and the asking rent were unclear, but a report from CBRE found retail rents near SoHo\u2019s Prince Street averaged $1,408 per square foot during the second quarter of 2026.<\/p>\n

Mac will take possession of the storefront in January, according to Newmark. Its current occupant, British fashion retailer AllSaints<\/a>, will occupy the space through the end of the year. A spokesperson for AllSaints did not immediately respond to a request for comment on its future plans in the neighborhood.\u00a0<\/p>\n

Cushman & Wakefield<\/a>\u2019s Mike O\u2019Neill, Jason Greenstone and Taylor Reynolds negotiated the lease on behalf of Mac Cosmetics. The lease offered Mac the opportunity to secure a highly visible location in the corridor, O\u2019Neill told CO in a statement.<\/p>\n

\u201cWe\u2019re pleased to have helped facilitate a transaction that aligns Mac with a location well positioned to support its long-term retail objectives,\u201d O\u2019Neill said.<\/p>\n

Lord Shivas Properties also owns the lot\u2019s adjacent storefront at 152 Mercer Street, the site of luxury knitwear brand Extreme Cashmere\u2018s U.S. flagship.<\/p>\n
