Looking at 68,531 units rented at least twice, the study found that leases signed in December were, on average, 4.2-percent cheaper than those signed in July for the very same apartment.

On June’s citywide median asking rent of $3,800 for a one bedroom, that works out to roughly $160 less per month—or about $1,900 over a year. In a city where an “affordable” apartment can still demand a blood oath, that is not nothing.

RECOMMENDED: Average Manhattan rents are nearing $7,000 a month, the highest in NYC history

The sweet spot isn’t just December, though. RentReboot pegs the broader bargain-hunting window as mid-October through mid-January. Fall is particularly good for negotiating: 31-percent of leases signed in November closed below the original asking price, versus just 15-percent in May. By December, landlords appear to have gotten the message themselves, and lower prices are more likely to be baked into the listing from the start.

The reason is pretty straightforward. Fewer people want to move when it’s dark by 4:30pm and your couch needs to be hauled up five flights through sleet. February sees 43-percent fewer new listings than July, the report found—but renter demand falls even more sharply. The result is a less frantic market, with about 40-percent more competition per available apartment in summer than in winter.

Summer, meanwhile, has the most selection, with 28-percent more new listings than the average month. If you need a specific school zone, a three-bedroom for roommates or a very particular stretch of Brooklyn, summer may still be your best shot at finding it, even if the rent stings.

And the calendar matters more for bigger apartments. The study found a 5.4-percent winter-to-summer gap for three-bedroom units, equivalent to around $243 per month at the 2026 median asking rent. For studios, the difference was 3.7-percent; for one-bedrooms, 2.8-percent.

Neighborhood can make a difference, too. RentReboot found the biggest winter discounts in DUMBO, Battery Park City and Stuyvesant Town/Peter Cooper Village, while Flushing, Greenwich Village and the Upper East Side showed little to no winter bargain effect.

Don’t engineer an expensive, chaotic sublet just to change your lease cycle—but if you’re moving anyway, aim for late fall. Your landlord may be more open to a conversation and your bank account may finally get a little break too.

If you spent a July afternoon refreshing StreetEasy along with seemingly everyone else in the five boroughs, here’s…

[8
23090,9,23091,56,63,65,64,1491
post-332095","post","type-post","status-publish","format-standard","has-post-thumbnail","category-new-york-city","tag-categories-real-estate","tag-new-york","tag-news-real-estate","tag-ny","tag-nyc","tag-nyc-headlines","tag-nyc-news","tag-real-estate
["GET
