Nor are there many studios with two full baths, a nice perk owed to the combination of two apartments and potentially a key to relationship harmony in the mornings. (The broker notes that adding a wall would easily turn the apartment into a reasonably proportioned one-bedroom.) The charcoal floor tiling and island in the corner kitchen feel like something Rick Owens would have dreamed up, as are the primary bathroom’s concrete floors and shower stall. (The second bathroom appears to have a soaking-tub situation.) The monthlies are $1,987, which gets you shared laundry and a lobby delivery locker. (The storage cage has a wait list and will cost extra.) You are right by the 14th Street F and M subway lines and less than ten minutes from Union Square and its legendary Greenmarket.

209 West 118th Street, Apt. 5K

This Harlem two-bedroom, as seen in this listing photo, gets a little funky with its exposed blackened brick and handsome beams.
Photo: Brown Harris Stevens

This two-bedroom on West 118th Street is in Garden Court, a pair of five-story buildings dating to 1900. It’s an HDFC, albeit one where the income restrictions are surprisingly lax — a $251,955 income cap for a family of three. The details are fun and funky, too: handsome exposed wood beams across the black-painted ceiling and exposed blackened brick in the living area. The L-shaped kitchen, by contrast, is crisp white with a lot of cabinetry, a coffee station (who doesn’t love one of those?), and stainless-steel appliances. The primary bedroom is spacious, with a generous closet and enough room for a seating area in front of the triplet windows, and the second bedroom feels like more than just an office or nursery. The $929 monthly maintenance fees get you access to an 11,000-square-foot courtyard and a package and community room, plus a live-in super and two porters. The B and C trains are around the corner on West 116th Street, and you can wrap up Sunday runs through Central Park’s north woods with a stop at Bo’s Bagels.

203 East 72nd Street, Apt. 15D

This Lenox Hill one-bedroom, as seen in this listing photo, gets a ton of light in the living from its 15th-floor position and double exposures.
Photo: Corcoran

This one-bedroom is on the 15th floor of the Bayard House co-op, with triple exposures that return plenty of light and skyline views. A windowed dining area is carved out from the massive living space by some really nice built-ins, but we’re in 2026, so you probably will want to turn that nook into an office or second bedroom. The primary bedroom is generously sized and situated above the co-op’s courtyard. The windowed kitchen is maybe a little dated, with dark-stained cabinetry and black countertops, but it’s hard to complain about its ample cooking and storage space. The bathroom is another case against doing too much when you renovate: The ’80s Versailles-pink marble and gold trim on the shower stall feels incongruous against the prisonlike grills outside the window.

315 East 68th Street, Apt. 13J

This one-bedroom in Lenox Hill, as seen in this listing photo, is quite the prewar charmer thanks to its high coffered ceiling.
Photo: Brown Harris Stevens

Another solid Lenox Hill pick, and it’s a detail-heavy charmer: high coffered ceilings and a wood-burning fireplace in the living area, plus grand oversize windows with a view of 270 Park. The built-ins are quite useful and serve as a visual divider of sorts between the kitchen-dining nook and the living room. (It looks like the current owners didn’t mind eating right across from their fridge.) You can easily fit a king-size bed in the bedroom, which has a south-facing window and dual closets, including a walk-in. As for the bathroom, it has been renovated recently, with white tile that plays nicely with the mid-century cast-iron tub. The amenity spread is great — a 24-hour attended lobby and on-site resident manager, landscaped roof deck, gym, playroom, bike room, storage cages, laundry facilities, package room — and covered by the $1,879 monthlies.
